Using that calc., 8 & a half ft. to  the top of the ROPS should be sufficient for whatever my lowest point is (@ the inside eave) & I won't ever get that close due to the tire width., so a 9 ft. should be a good number (not taking into account BeanBag's comment about 10 ft).

You’re going to want at least 10’ at the lowest part.  Unless you want to smack your head every time you get on or off.

I thought about calling you to ask, but didn't know if you knew the height.

As mentioned in many conversations before, I need one that will be strong enough to load a round bale off & on a flatbed that is double stacked & I don't want to need a bale on a back spear to counterweight the balance.

  3. When looking @ this Kubota... could be any brand... what's the total / overall height to the top of the ROPS?

I'm going to put a roof off the side of our pump house & eventually want to park a tractor under it.  Need to know the height so I can decide how high to make the lowest point of the added on roof (I'll be going in with a galvalume snap lock panel & have @ least a 3:12).  Also, width would be a nice figure to  know.

I imagine I will be able to get around 16 total feed in depth, maybe 18, & that should be sufficient for parking under there to keep the majority of the rig protected.

  4. Get your JSN in shape now - speak with your D.E. & have them attend.  I don't know if it is exclusive to our Council, but we do a "Join tonight [gimme that check!] & your new Cub gets an Estes rocket to use @ our Rocket Derby event that happens on ______ " (& that gives you one big planned event for an upcoming month).

Also, the option for a Spring JSN is always a good one as well; you can often catch kids that are coming in as Kinder provided you can leverage social media, posters, etc. & get the word out for your community (sorry, not digging around to see where you are).  Also, if you have local newspapers then you should try to get them out for photos, maybe an article YOU write for an advance promo & goes in their paper - those small town rags are always looking for filler so they don't have to write a piece.  @ A minimum, get it into the community calendar for every resource available AND you should leverage the PTA resources to get them to promote your Pack.

I have some sample press releases that I have used as templates & if you are interested in a copy of them (+ some others that I have sent out), shoot me an email & I will send those back.

PS:  Don't forget that popcorn sales is coming up & this is often an EASY way to confuse the hell out of the new parents, so you will need a well organized Kernel (I suggest a pair of people; one who is awesome with spreadsheets & Powerpoint type products, maybe another who is the "rah-rah" hype person).

  5. Hi, to both @Skipper & @NeverMarryAStripper - if y'all haven't locked onto a contractor, please PLEASE let me talk with you.

    1.  I would for sure go with the better quality shingle & given the $$ for the Grand Manor, you can easily get an ASTM Class IV rated shingle that will provide better hail resistance AND give you the % discount that @deadshank mentioned prior.
    2.  I'm on the tail end of a vacation to Yellowstone & back to Texas; our transmission shit the bed 1/2 way between Fort Sumner & Clovis, so we are overnighting it here & I am taking the time to dig into this thread (DeadShank knew I was traveling; could have noted it on here but so far, all he did was "ha ha" my transmission issue via a FB post).  Dickhead.
    3.  Anyhow... Never, Shank can assist you as he's in the HOU market (but, again, he avoids insurance claims due to t he vast % of  shady stormchasers who are only out for a fast buck).  I could do both projects & do have an interest in these jobs as I'm out  1 transmission AND recently had another massive ca$h dent that Shank knows about.

Lemme know if I can help.

  6. I posted your situation in a restoration contractor group that I participate in & this was one of the responses:

Clean water. Tile does not have to be pulled if subfloor can be dried from below. Sisters tile could be replaced because of not being able to dry subfloor but most likely the water is fine & won't have any odd minerals in there.

Your sister's sprinkler issue is different, because the water sits there for years... decades without being used.

The number 1 thing they should do is not hire a program vendor [meaning a contractor suggested by the insurer] as they have things they are not allowed to charge for so they do incomplete work. I would also be wary of franchises.

I know this is a delayed response because your situation is a bit more urgent, however I can't get my Tapatalk to work & therefore no phone postings.

Let me know if you need referrals for the Dallas area (& please state what area or community in Dallas we're talking about... Addison?  Wylie?  Garland?  Plano?  Dallas "proper"?).

  7. 22. USE OF CLAIMS HISTORY TO NONRENEW. Your insurance company cannot use claims you filed as a basis to non-renew your policy unless:

    • you file three or more claims in any 3-year period; and
    • your insurer notified you in writing after the second claim that filing a third claim could result in non-renewal of your policy.

In determining the number of claims filed, your insurance company cannot include:

    • claims for damage from natural causes, including weather-related damage;
