  2. I didn't start this thread to handicap who will be speaker, though if that's what this thread turns into it, I'm cool with it. I'm trying to figure out how the Speaker will be determined and the more I look into it, the more I realize I don't understand how it all plays out and I'm hoping some of the House experts in here can give an opinion on how it might play out. I'm going to assume an R majority of about 5 seats. I know you have to get 218 votes to be speaker and I keep reading the Freedom Caucus may use their leverage to prevent Kevin McCarthy from being speaker. But, what's to prevent another caucus from forming and demanding different concessions? If the difference is really 5 votes, I guess any 5 members can say, "I won't vote for McCarthy and demand Steve Scalise!" If that happens, couldn't 5 others not vote for Scalise? I know there are deals that get made, but you can't make 218 individual deals and have everyone happy. Is there anything to prevent a coalition of moderate Republicans and moderate Democrats from voting for a particular candidate to be speaker? Finally, what if it's a 1 seat majority? Do they have to hold new elections for Speaker should 2 in the majority, die, resign, get sick, or what have you? And then do they have to do it again if a special election overturns another majority? I said I wouldn't handicap it, but my prediction is Kevin McCarthy will not be speaker. If he is, I hope it's more miserable for him than I think it would be trying to shepherd Boebert (if the cunt wins!), MTG, Gaetz, and a few of their other wack jobs.

  7. I got the same except I got my shares 0.26. I got Fetterman shares at 0.39 and felt like I overpaid. Most of my others were longshots in horserace. For example, McMullin in Utah and Barnes in Wisconsin. I' need to watch the returns closely now in Wisconsin, that market is moving.
  8. I've wondered if this would come up and it finally may. Alexander Ovechkin is an NHL star and I would be interested to see what he would do if he was confronted with this. I'm sure there are quite a few more Russians in the NHL, but none with the star power of Ovechkin. Last season, he tried to lay low and downplay his relationship with Putin. I would like to see Hasek's idea gain some traction and force the issue. Full disclosure. I'm somewhat a Caps fan and won't bitch at all of he were forced out over this. I know that whiny pos doesn't care about the law or even the appearance of fairness, but it seems like there is an obvious legal case for unequal access to voting rights and I hope it's being filed.   11. Seems like the issue is not with the seller (or you) but with the condo association. If foundation issues were mentioned in a meeting, it should be in the meeting minutes and disclosed in the resale package that were provided to the buyer. If they had gone so far as to hire an engineer to investigate, that definitely should been in the resale documents along with the results of that investigation. You may get dragged in because they will drag everyone in, but if was a known issue to the association and not in the resale documents, you (as the agent) ought to be in the clear. The association, on the other hand, might want to consult with their attorney and prepare their anus.

  16. As someone living in a blue state, this seems like a pretty stupid strategy if they ever want a chance to win a blue state. It very much reminds me of the "Trump Tax Cuts" where I ended up paying $4000 more in taxes because of whatever changed they made in the tax code that only affected "a few people in high income states."   17. Using Chrome on Android. When I go to a subscribed thread, it's not taking me to the first unread post. It scrolls down anywhere from 3 to 10 posts so I have to scroll up to find where to start. This just started this week and has been consistent. I don't think it's on any particular server.
  18. I've seen a solution where a second layer of drywall was added over the top of the existing layer on one of the walls separating the rooms. A very small layer of air (maintained by the drywall epoxy or whatever it is called) was between the two to further help prevent sound transmission. You need to insulate any outlets on that wall as they are the weak spots where sound comes through. Im not a sound engineer or a contractor, but I stayed at a holiday inn Express once. I've also seen this technique in ceilings between floors to help stop noises between the two floors. It made a significant difference and was a lot easier than trying to go inside and insulate.
