I always tell myself a 2:1 win/loss ratio is what the standard should be. Anything below that an you will be battling for a playoff spot. The Jets are 5-5 in their last 10, which only proves them human. Plenty of runway left - to take off or crash. that's what makes it all so fun

  10. We're at the quarter pole, or thereabouts, and here are some quick hits based on the first 20 games 1. We have played 12/20 games against teams with a winning record. Of those games, we are 6-6. 2. Against the teams we have played with a losing record, we are 7-1. 3. The combined win record for the teams we have beat is 116-129-40 or an equivalent win percentage of 48% 4. The record for teams we have lost to is 90-51-8 or a win percentage of 63% We are beating the teams we should and losing pretty steadily to teams we should be at least 50/50 with. I don't know if it's personnel or effort but we're off pace and 'feel' from last season. The next 21 should tell us a lot about how far we might go with the current roster and how necessary it will be to make a move or several before the trade deadline.
  11. 1. Are you in a City? If so you will likely need an architect and structural engineer, at a minimum. An interior designer often does not have credentials enough to obtain permits in most jurisdictions. In Austin it's an Architect or Certified Building Designer (and they are extremely limited in what they can stamp) and you still have to engage an engineer to do minimum structural design to get through permitting. 2. If I am understanding your construction sequence, you want to remodel and update the existing residence in preparation for a connection to a future adu. You want to do this work and the planning for other pieces of the work now and then build the adu and connecting structure later. My recommendation does not change - you are still going to get the best bang for your buck hiring an architect. They can do all the planning and phasing necessary so you don't have to undo work in the future that you have just completed. They will also be able to execute drawings to a level that you can get targeted bids and therefore you can be more precise in your material orders. 3. My bday is tomorrow and I just got married and I'm feeling somewhat magnanimous at the moment so I'll throw you some free advice: there is almost nowhere in the US a good screened porch isn't a valuable asset. Make your connecting structure a large screened porch and consider using a walkable roof so you can have an open (or covered) rooftop deck. again, good luck
