The one time I successfully protested, I requested that TCAD provide me with all information upon which they based their appraisal. What they produced included comparables and other information. Their data also showed that they rated my lot as having a better view than my neighbors on either side and that the quality of my home's construction was higher than my neighbors on either side or in the entire general area. Once I was sworn in and the hearing began, the TCAD representative admitted that they had made a mistake and proposed a lower valuation to account for their error. Just wish I'd figured that error out sooner, apparently there's no retroactive adjustments for their errors.

Yep. I started doing this after month one of the pandemic. I normally travel for business a bunch -- I'd been sitting in one position in my home office all day for way too long. Pain has gone away.

AUSTIN (KXAN) — Austin could choose a new developer for the empty Home Depot property this summer.
In 2018, a KXAN investigation highlighted the city-owned property. Voters approved a bond in 2006 to turn it into a police substation and municipal court, but the project fell through due to lack of funding.
The city wants to turn the property into a mixed use-development district with affordable housing and space for recreation. Six bids had been submitted when the RFP process closed last month.
A.J. Smith and Daniel Loe of Forsite Studio, an Austin-based architecture firm, thought it would be ideal for homeless housing.
“This was our opportunity to put this out there and say this is what we can do,” said Loe.
In the last few months, they sent their concept to council members and city homeless officials. Under the plan, 400 shipping containers would serve as “microunits,” where individuals or families could live. The containers would be placed inside the Home Depot structure. More details on the plan can be found here. The architects say their plan didn’t gain traction with city leaders, and the deadline for developers to submit bids has already passed.

So -- the City of Austin is admitting that they let the place that they bought with bond money designated for specific municipal purposes just go to shit during their decade-plus ownership? Nice job, gubmint servants!

There's the rub. We don't want partners, we want debt. We are very profitable, we have great margins, but i don't want to give up equity at a low valuation. I'd rather grow slower and get debt.
Have you guys ever looked at riding the factoring tiger? It's pricey, but if you have the profit margins and the growth story as a track record -- it may be a good next step to getting a history that will move y'all towards establishing a more traditional asset-based lending arrangement at the next level. Answer: Cheese on a hot dog bun or similar is a “hinge”. Cheese on anything else is up for grabs, and will improve your regularity.
Result: Continued confusion between a hinge and a shelf.

Ridiculous that City of Austin has owned this Home Depot site with 13+ acres of land for more than a decade and hasn't done a damn thing with it. Instead, Adler wants to buy a bunch of hotels at above-market values.

I just got a bill for $64 for some January transactions on 183-A. The bill also had the message, "You could have saved $22 with a tag!" -- guess what, I do have a tag, asswipes. Infuriating.
