  6. The NEISD recipe says to steam the tortillas. I did not have good results with that. I always do the quick fry pan thing in oil, but am intrigued by the baking sheet in the oven approach. That seems way more efficient when doing a big batch. And it is always a big batch when I go to the trouble to do them. Enchiladas freeze well.

  8. Yep, I think it used to be an Albertsons. That store has killed it forever. I know that type of thing is not their pro-forma business plan. But now that they have the DFW/HOU distribution centers in place, I cannot imagine that they are not going to be opportunistic in this situation.

  10. There are going to have to be a ton of store sales in the Dallas and Houston markets due to anti-trust issues. The Randall's and Tom Thumb stores bump up right next to Kroger's everywhere in both markets. Could be a great opportunity for HEB to pick up some locations (when they are open).

  19. Think long and hard before you get rid of it. These new ones with all of the technology that you can't repair/maintain on your own are gonna be a bitch in the years to come. Spending that money to get the old truck running good is way better than spending maybe $40-50k on a new one. (Full disclosure -- I have a 1980 C-10 Step Side straight 6 cylinder that I use for my ranch truck. It isn't pretty, but it gets the job done and I know how it works.)
  20. That's actually some useless advice you are getting. Assuming that you sell timber at 1 day or 366 days after acquiring the property, your taxable "gains" would likely be minimal as the timber you sold is probably worth exactly what you paid for it. Putting $20k back in to the property would increase your overall basis for the next timber sale. There are some crazy gubmint programs that will pay you to plant new trees for more than it even costs you. Hire a competent forester to help you with this stuff.
