  3. My girlfriend and I took her 9 and 10 year old sons with us for two weeks back in July. They love Pokémon and had the time of their lives in Tokyo, especially Akihabara.

  5. Sailing on the Icon of the Seas the first week of Oct out of Miami. My girlfriend is a big cruiser and wanted to try this ship. Hopefully our time is better than the traveler in the article above!
  6. Just preventative. I have had acid reflux since my 20’s. I take omeprazole to control it and it does a great job. I had a preventative endoscopy 7 years ago and it was fine. I was due for my first preventative colonoscopy at 46. Even though my Dr didn’t recommend getting a second endoscopy this soon, I thought I might as well get it done anyway, since he would be doing the colonoscopy
  7. Not as bad as I thought it would be. Endoscopy results looked good. Had two benign polyps removed during the colonoscopy portion. Everything looked fine. Peed out of my butt for a few hours last night and again for a few hours this morning after the second round of bowel prep. Propofol had me sleeping like a baby during the procedure. Had a big lunch afterwards. I’d almost do it again just for funsies! 46 years old. I’d encourage everyone to get the screening done earlier rather than later.
  8. Yes, when I had it 7 years ago I was out. I know they gave me Propofol then. I’ll have anesthesia this time too.
  9. Starting my colonoscopy prep this morning for the procedure tomorrow. First timer. I went ahead and scheduled an endoscopy at the same time. I’ve always had acid reflux and had an endoscopy 7 years ago and everything was fine. Just thinking 2 birds, one stone here. Chicken broth and ensure clear for breakfast! I take the bowl prep at 5 pm. 🤞
  10. In the middle of our two weeks here in Japan. (Kyoto, Osaka, Tokyo) been pretty hot but still enjoying our time here. Had a Kobe (A5) sirloin here in Kyoto last night at Mouriya. Kobe on the left, Wagyu on the right. Pretty, pretty good!

  12. I’ve recently started to pay more attention to my investments. I’m 46 and investing for long term growth, not to get rich quick. (I know, fat chance) I’ve had an IRA and 401k following the total market and S&P 500 (FSKAX & FXAIX) for years. I recently opened a brokerage account with a 33% split of QQQM, SCHD and VOO. I also opened a Roth IRA with 60% JEPQ (dividends are reinvested) and 40% QQQM. I don’t know, am I doing it wrong with these choices? What does your “perfect” ETF portfolio look like?

  17. Yes, I belive this is what happened. She had no protection from the appraisal value increase until her 10% cap kicked in.

Yeah, good timing as far as the value of the home doubling, but instead of paying property taxes on say 650,000, she is paying taxes on 1.2 because the value of the property value doubled, before the 10% cap went into effect. According to this link, since she filed for the homestead exemption right when she bought the house in 2021, she had to wait a year for it go into effect. And she gets the 10% cap for 2023 only. That's the way I read it. https://www.trinityoaksmortgage.com/homestead-exemptions-in-texas/ Prior to January 1, 2022, homestead exemptions could not be filed until the year after a home was purchased. As of 2022, homeowners may file for a homestead exemption immediately upon closing on their property, so long as an exemption has not yet been filed for that tax year.
  19. My girlfriend bought her home in July of 2021 in Westlake. She immediately applied for the homestead exemption to receive the 10% cap on yearly property value increases. The 10% cap did not go into affect until January 1st 2023 since you have to be in your home for 12 months for the homestead exemption to go into affect. During this period the price of her home's property value and all the ones in her neighborhood doubled between 2021 and 2022. While her neighbor's homes only increased by 10%, she got no break. Is she just screwed? Poor timing on buying her home? Is it worth talking to a lawyer to see if the 10% property value cap can be retroactively applied for the year 2021-22? She had a formal hearing with Austin's central appraisal district last week and they took off $100,000 from her property value, but could do nothing about the 10% cap that didn't get applied until 2023.
