  2. You really see that more educated women are willing to marry less educated men in the childbearing years. I believe this is more pronounced in rural areas, especially female school teachers marrying a less educated successful property owner, or business owner. You ask any business owner, in my area, what their wives do, and the answer is usually "a school teacher". School teachers seem to move around less, and want to put down roots, this wasn't really the case when I was in school decades ago. Their income is not the primary income on which they live, it is their less educated spouse that owns an electrical contracting company that is knocking down $250k per year. In the 70's and 80's, it was more of educator/coach would marry another educator, and they would move from place to place as the coaching gigs and money got better. CHIEF
  3. aggy and Jimbo remind me of my dog on steak night at my house. We get bone-in ribeyes. After we eat everything we can, we give a bone (Jimbo) to my dog (aggy). The rest of the night, he growls, and runs off with that slimy, spit covered bone, that you don't want, anytime you walk near him. He is so proud of himself and his prize, "look what I got". Its his prize possession, but everyone else sees it for what it is, a slimy, spit covered bone with nothing left on it that anyone would want. CHIEF

  6. Here is the thing, you never know....I don't pile up cash or stock over $100k or so. With a minor in history, I always fear our monetary vehicle could go the way of the Weimar Republic (worst possible scenario). I reach a certain level of cash, and I buy an item that can generate income, or the service it provides can be used to generate income or trade. Saved up $15k, bought a skid loader, save up $6k, split ownership of a 28 ft. gooseneck. $10k, bought a tractor. My next purchase, is an excavator at about $20k. Next, a car lift at $4k, etc... Luckily I have the acreage/shop to put it on/in. I personally don't trust anything where I don't have full control. Rent houses, land, equipment, greenhouses, items that provide services, food on the table, or a roof over your head are where I invest. This is where the last thing that people with no money will still be willing to use their limited funds. I'm pessimistic enough to think there will be something come down the pipe in the next 30 years that will wipe out investments, pensions, and the value of cash money. CHIEF
  7. I think semi-retirement doing something you love that brings in additional income is a good way to feel like your fully retired, but keeps you from being bored. I realized that in COVID shutdown. I love selling and buying real estate, working on old cars, a little bit of welding. I can make money doing the things I love and on my schedule. I drove a couple to Cross Plains today to look at a little place in the country. Shot the shit the whole way, looked at the place for about 30 minutes, detoured back up through Cisco, and stopped and ate a chicken fried steak at Mary's in Strawn. It was raining today, or I could have put off the appointment to play golf or fish. Best advice I was given, was get out of the rat race, and move somewhere with a low cost of living. It's put years on my life, no stress, and no obligations. CHIEF
  8. I think DJ is our most talented DB, and probably the first off the board next year. His athleticism, and "it" factor is off the charts. He just needs to up his game on focusness, and erase his bad habits. People will have a valid argument that Josh Thompson is better, but it will show at the combine. Josh is bigger, but DJ has the measurables to go ahead of Josh, you see it on special teams. CHIEF

  12. Well, I picked up some awesome tickets from my neighbor right down the street. Got a parking pass for Lot 6, which is Frog Alley, right behind the stands on the visitor side. He said to get there early. Now comes the tough decision, take Mrs. CHIEF's Lexus, or my Crew Cab F-350 with 9.5 foot flatbed to tailgate on? I'm sure the truck would piss people off, would also probably need to be there by sunrise. Is that a dick move? CHIEF

  14. LOL, widowed. She is beautiful at 71, but has no interest in dating or marrying again. I told her she was too young to spend the rest of her life alone. She said it took 50 years to get my Dad raised right, and does not plan to start over. CHIEF

  16. Selling Real Estate. Made a shit ton in the Barnett, enough to pay cash for everything I own. Mom still has a huge non-participating royalty on 15k acres in Milam county. Her checks have quadrupled with the rise in NG prices. CHIEF

    Getting old sucks

    My MIL is at the end of life stage, not in hospice, but the writing is on the wall. I have been trying to prepare Mrs. CHIEF. MIL has bed sores, constant UTI, dementia, loss of sight in one eye, and just got a feeding tube, amongst other things. We get a call from the Round Rock hospital this morning: Nurse: Good morning, Mrs. CHIEF, I was just calling you to let you know how your mother is doing. She is adjusting to the feeding tube well, she is awake, and alert. Mrs. CHIEF: That's great to hear, you will probably have to put her hearing aids in, or she will "what?" you to death. Nurse: Will do. I have to let you know her legs are very weak, she can't even stand with a walker. Mrs. CHIEF: Well that is understandable, she has been a fucking paraplegic for 18 months. Nurse: Oh. CHIEF
  18. I probably work 10-15 hours per week, and have since I was about 48 or so. Real estate is fun, I will never fully retire. Mrs. CHIEF can't handle not working 40+ hours a week, and will probably do that till the day she dies. Only thing we owe money on, is her car, and she gets a car allowance from work. Right now it's just managing investments, insurance and taxes. CHIEF

My cousin actually keeps that train horn contraption at his house in Godley. I can park at my other cousin's house and walk to the stadium, if need be. TCU was probably my second favorite team until Fat Gar's shit. CHIEF
