  1. So, I just saw the protest packet for some friends in Williamson County. They used their own home (purchased in March, 2021) as a comparable. However, they adjusted the price upwards by roughly 25% as a "time adjusted sales price." That is such total bullshit. What is the purpose of comparables then? They even took a home that closed on 10/21/21 and adjusted that price by about 8% as that comparable "time adjusted sales price." They don't even put the actual sales price on the sheet, just their made up appreciation number.
  2. Didn't see this posted anywhere, so could be crap, but I heard this weekend that the Bullpen Boozer is back on the team due to lobbying by the pitchers. If that's true, maybe, just maybe, we ought to lobby them to throw strikes.
  3. Ercot asking plants to defer maintenance to meet expected demand this weekend. Are they going to postpone all the way until the temperature gets back to the mid-70s for highs? I don't think the demand is going to go down anytime soon.
  4. I have the Polaris Quattro Sport (new design about 2.5 years ago, I think). Poor design/engineering in that grit destroyed the gears and the drive shaft, kind of defeats the purpose of a pool floor cleaner. Fixed twice under warranty and once since the expiration of the warranty. Supposedly now they have re-engineered the replacement parts to last longer...we'll see
  5. The big difference came in the last four holes Oklahoma +3 (1 double, 3 birdies) Oklahoma St +5 (1 triple, 1 double, 3 birdies) Texas +9 (1 double, 7 bogeys, no birdies) Hopefully, they'll learn from this and whup ass at the regionals
  6. Make it +9 over last 4 holes and in third place
  7. Both teams with 2 left on the course. Texas +8 last four holes, OU +4
  8. Texas falling apart at the end. +7 on last four holes and OU +3
  9. Just heard from a friend. Kevin Garner passed away in his sleep last night. Verified through a couple of sources. 56 years old.
  10. San Antonio native and Longhorn graduate
  11. One way people get caught is that they change the mailing address for their tax notices
  12. You can also get Longhorn liners in the suit. Robert's a good guy. I got a couple from him about 3 months ago. Just have to watch the weight gain...sad nanner
  13. One thing I actually did right. I signed a 3 year fixed rate in 3/2021 at $08.6 kwh.
  14. They are not supposed to have access to MLS. They did a couple of years ago and the Austin Board of Realtors sued the MLS company for disclosing private information. Travis County lost access to the data and threw a hissy, saying that they couldn't get good data so they weren't going to raise valuations at all for that one year. It wouldn't surprise me if Travis County is paying someone behind the scenes for access, but since Texas is a non-disclosure state, they are not entitled to that info.
  15. It is not a slam dunk guarantee...I've heard from several people that didn't get it lowered to that amount. One was on a sale between siblings and the board decided that it wasn't an arm's length transaction (even though the price was legit). Another didn't get it when they closed early in the year (mid-January). Technically the value is supposed to be the value as of January 1st of 2022. With prices rising as fast as they are, there is no guarantee that you'll get what you paid...very likely, but far from guaranteed
  16. Just out of curiosity, how many different winners will there end up being? I'm down to my last 1:42 to avoid the shutout
  17. I wouldn't say it's a miss on the realtor's part without knowing the whole story. You can only price based on comps and you don't see sales prices until they close (on MLS). In times like these, it's not unusual for a 5-10% increase from house to house sale. You'd really have to see what the appraisal comes in at, keeping in mind that just about all successful offers include a waiver of appraisal, meaning they are buying not matter where it comes in. It can also be an effective strategy to slightly underprice a house to get a bidding war going. It's absolutely nuts but if you aren't bidding at least 15-20% over, you aren't even competitive at this point. It's kind of strange that the opposite can really hurt a house...even though they are going over list by and large, overpricing can lead to a house sitting on the market and getting a "reputation"
  18. Bally director sucks ass. Haven't seen a ball hit yet or where it's going Sent from my Pixel 6 Pro using Tapatalk
  19. There's always that. Plus you add in that very few people itemize now and so they get no deduction for the home interest paid even when you factor in real estate taxes.
  20. Hope Trautwein (transfer in from North Texas) has given up 1 earned run in 47 innings. I thought she might struggle a little, but nope
  21. Just noticed that this is some type of co-rec basketball. Is there a school league for that?
  22. I fully understand that, and, technically, you'd have to make over $3700 when taxes on gains (assuming same 28% bracket) are realized. I'm speaking more to the general statement that I have heard many times from people that the interest deduction is a good thing in and of itself.
  23. I've never understood this logic on a personal home. You are paying $XXXX to save 28%. I realize that things get a little grayer when you are near the point where you itemize vs just take the standard deduction.
  24. Down the rabbit hole I go, but Richard Castellano is the nephew of Paul "Big Paulie" Castellano. Art imitates life or something like that
