  1. I was told not to do any spray foam at all above the garage as the idea is to completely seal off air flow. You have no way to deal with car exhaust and carbon monoxide getting in the foamed areas.
  2. Well, because of this thread, I ordered a Yoder YS640 and got it Wednesday. I've never really done any smoking at all but decided to give pork ribs a try figuring they would be the easiest. I'm not sure why I waited so long. No foil, wrap or spritzing at all, just sea salt, pepper and a generic pork rub. 3.5 hours at 230 later and they are juicy and tasty. Kudos to all for the discussion

    My dish is going to be delivered on Sunday (supposedly) but the pole mount and ethernet adapter that I ordered at the same time are probably going to be a couple of weeks behind that. I'll already be charged for service before I have it up most likely. I have a completely unobstructed sky view and am mounting this on my roof, so I shouldn't have any issues (wish I could say the same about the power drops).

  6. To me, the biggest wild card in housing market is what the rising interest rates do to the investment purchases. It was stated above that over 40% of the homes sold in Travis County last year were institutional purchases. If their financing costs/required returns start to rise (throw in the uncertainty of taxes), there might be a drop in that part of the equation which could lead to a fairly significant drop in demand, at least at the cash top end of offers. Of course, that could also open the market back up to first time home buyers which would not be a bad thing at all.

Being in a small market might make a difference since there is an increased chance that the selling agent might know the inspector and their reputation and MIGHT not get a new inspection, but I would fully expect the process to be repeated with any subsequent offers. The inspector will find something different from the previous inspection.

  9. A question for those in the know. How accurate is the artillery that the US is sending over? I think I have a overly simplistic view. My mind keeps going to rifle accuracy (and the accuracy of the shoulder fired anti-tank weapons) and I don't think that is an even apples to oranges comparison. Are we talking something like +/- 100 yards is considered dropping a shell in a barrel?
  10. This is correct, but that's not what you said. You said that the buyer agreed to buy as is. The seller is never obligated to negotiate anything after the original contract.
  11. That's not correct. If you read the whole thing, that clause does not preclude inspections or renegotiating after the inspections. It really only means that there are no named repairs in the beginning.

  15. I went to my daughter's graduation from UTSA a couple of Saturdays ago. Absolute shit show. They combined the College of Business, College of Engineering, College of Education and University College (whatever that is) into one ceremony. We bailed after she walked...2 hours and 15 minutes into it. I heard it lasted over three hours by the time they got everyone through the line and that was with only a brief speech by the school president.

Earlier this morning, ACTRIS sent a cease and desist to the Hays Central Appraisal District (HCAD) regarding the unauthorized use of ACTRIS MLS data. Here’s what you need to know. We have been made aware that an appraiser working for HCAD may have accessed ACTRIS data in violation of the terms of service. We are actively investigating the source(s) of the unauthorized data access and how MLS data may have been inappropriately used in the appraisal of Hays County properties.
  17. We do listings for less than 3% all of the time. It always cracks me up when the discount brokers offer to sell your house for 1% never mentioning what they are going to charge to cover the selling agent. The above argument plays out all over the economy. Does a McDonald's employee moving from $7.50 an hour to $15+ work harder or produce a better product? Actually as the market has changed, the listing side actually has the potential for a fair bit more of work to it when you start to consider that instead of working with one or two offers, you can now see 20 or 30 with varying features that have to be considered individually. And by definition, listings are harder to get as you have fewer houses that are coming up for sale.
  18. My personal thinking on this is that if you have the discipline to make the extra payments, go with the 30 year and pay it early. That way you have a safety net should some emergency arise. You might be paying a little extra interest due to the higher rate, but it's like a small insurance policy.

  20. So, I just saw the protest packet for some friends in Williamson County. They used their own home (purchased in March, 2021) as a comparable. However, they adjusted the price upwards by roughly 25% as a "time adjusted sales price." That is such total bullshit. What is the purpose of comparables then? They even took a home that closed on 10/21/21 and adjusted that price by about 8% as that comparable "time adjusted sales price." They don't even put the actual sales price on the sheet, just their made up appreciation number.
  21. Didn't see this posted anywhere, so could be crap, but I heard this weekend that the Bullpen Boozer is back on the team due to lobbying by the pitchers. If that's true, maybe, just maybe, we ought to lobby them to throw strikes.
  22. Ercot asking plants to defer maintenance to meet expected demand this weekend. Are they going to postpone all the way until the temperature gets back to the mid-70s for highs? I don't think the demand is going to go down anytime soon.
  23. I have the Polaris Quattro Sport (new design about 2.5 years ago, I think). Poor design/engineering in that grit destroyed the gears and the drive shaft, kind of defeats the purpose of a pool floor cleaner. Fixed twice under warranty and once since the expiration of the warranty. Supposedly now they have re-engineered the replacement parts to last longer...we'll see
