  1. Home with the 'rona. Just got through watching the two best seasons. Season 2...damn, Margo Martindale killed it as Mags and season 6
  2. I started with pious to get a good idea on the vowels used
  3. And they retreated with a quickness. In fact, they outran the dogs.

It's probably just me, but I think the woman CEO of Market Equities (or whatever the parent company is) is a horrible character also. She comes across as a cast extra trying hard to be the star. Of course, her and Beth in any scene together just absolutely sucks the life out of whatever is happening...all I see is a mouse and an ashtray bickering.
  6. Aunt Esther in the opening scene of Friday almost caused me to rupture a spleen from laughing so hard
  7. I keep hoping that it will drive someone off of the bridge
  8. Not sure if anyone cares but Khudobin in goal tonight in Cedar Park
  9. Khudobin in Cedar Park now. Stars called up Damiani and Dellandrea. Damiani probably the better overall player, Dellandrea more physical from my perspective
  10. Just doing basic sales data research the median price in Pflugerville is $100K over that number. You can bet within the city of Austin, it is much, much higher. Garbage data in, garbage data out rankings
  11. I'm pretty sure that the median home price they show for Austin ($337K) is nowhere near correct. I would bet that Pfugerville, Round Rock, Leander, Cedar Park and several areas down south exceed that number on their own.
  12. Bishop gave up 7 goals in a little under 2 periods of play for the Texas Stars
  13. That man shares a barber with Mark Davis
  14. There is a second season. It follows Strawn the next year.
  15. Just saw where Bishop was assigned to the Texas Stars for conditioning a couple of days ago. Will be interested to see him in net since the Stars are home Thursday, Saturday and Sunday
  16. I'm guessing having trouble fitting a house on either any lot in a subdivision or a particular lot
  17. Played co-rec city league with Atwood's mom. It was a blast watching her "bobble" the ball in the outfield and then gun guys down trying to advance. If she's anything like her mom, she is super competitive and can't stand not playing well
  18. Pflugerville is in the same situation. They have expanded the current plant as much as they can...still not enough. They are slated to begin construction on a new plant in winter 2022 with completion in late 2024/early 2025. There are thousands of acres under contract/in pre-development around Pflugerville that are just waiting for sewer to start building. Most of the small towns are not equipped with the infrastructure for the tidal wave that is hitting them and they don't have the commercial infrastructure to help ease the demand/tax base. They went with the if you don't build it, they won't come philosophy and the FAFO.
  19. That said, that is why Zillow/Redfin etc. had such wild valuations (almost always overvaluations) for a long time. They had very little to no actual access to data and seemed to be throwing numbers against the wall to drive clicks. Much like Zillow did in their effort to be a major player in the housing market
  20. It's possible that they received the data via protests. For example, someone protesting got the sales data from a realtor and used it against them. They then turn around and use that data on later protests. It's also possible that they got the data through backchannel, possibly unethical means. The CAD is staffed by people that will lie to the appraisal review boards, I know as I have called them on it several times much to the "shock" of the ARB. They have stated on two separate instances that they are not bound by any appraisal standard (which I assume includes the ethical parts) and they have argued basic mathematical rules. In short, I have very little doubt that they would exercise any and all means to get data that they really aren't entitled to since Texas is a non-disclosure state.
  21. The only way CAD would have had access to historical prices is from new buyers protesting taxes and using their HUDs to show proof. That would put downward pressure on valuations because someone isn't going to protest if they paid more. There is no recorded document that shows price that I'm aware of, so they have any number from that. What am I missing?
  22. In much the sane way that I an waiting on a nymphomaniac super model to fall for a balding, middle - aged dad bod
