You can also get Longhorn liners in the suit. Robert's a good guy. I got a couple from him about 3 months ago. Just have to watch the weight gain...sad nanner

One thing I actually did right. I signed a 3 year fixed rate in 3/2021 at $08.6 kwh.

2022 Property Tax Values are out
They are not supposed to have access to MLS. They did a couple of years ago and the Austin Board of Realtors sued the MLS company for disclosing private information. Travis County lost access to the data and threw a hissy, saying that they couldn't get good data so they weren't going to raise valuations at all for that one year. It wouldn't surprise me if Travis County is paying someone behind the scenes for access, but since Texas is a non-disclosure state, they are not entitled to that info.

2022 Property Tax Values are out
It is not a slam dunk guarantee...I've heard from several people that didn't get it lowered to that amount. One was on a sale between siblings and the board decided that it wasn't an arm's length transaction (even though the price was legit). Another didn't get it when they closed early in the year (mid-January). Technically the value is supposed to be the value as of January 1st of 2022. With prices rising as fast as they are, there is no guarantee that you'll get what you paid...very likely, but far from guaranteed

I wouldn't say it's a miss on the realtor's part without knowing the whole story. You can only price based on comps and you don't see sales prices until they close (on MLS). In times like these, it's not unusual for a 5-10% increase from house to house sale. You'd really have to see what the appraisal comes in at, keeping in mind that just about all successful offers include a waiver of appraisal, meaning they are buying not matter where it comes in. It can also be an effective strategy to slightly underprice a house to get a bidding war going. It's absolutely nuts but if you aren't bidding at least 15-20% over, you aren't even competitive at this point. It's kind of strange that the opposite can really hurt a house...even though they are going over list by and large, overpricing can lead to a house sitting on the market and getting a "reputation"

There's always that. Plus you add in that very few people itemize now and so they get no deduction for the home interest paid even when you factor in real estate taxes.

I fully understand that, and, technically, you'd have to make over $3700 when taxes on gains (assuming same 28% bracket) are realized. I'm speaking more to the general statement that I have heard many times from people that the interest deduction is a good thing in and of itself.

I've never understood this logic on a personal home. You are paying $XXXX to save 28%. I realize that things get a little grayer when you are near the point where you itemize vs just take the standard deduction.

90 days is a bit extreme but there are a lot of people wanting 1-2 month leasebacks as they are selling and then beginning to look for something to buy...and they are getting hung out to dry in a lot of circumstances because cash isn't necessarily king any more with just about every offer waiving the appraisal requirement- Buying a Flipped House
