  2. Played co-rec city league with Atwood's mom. It was a blast watching her "bobble" the ball in the outfield and then gun guys down trying to advance. If she's anything like her mom, she is super competitive and can't stand not playing well
  3. Pflugerville is in the same situation. They have expanded the current plant as much as they can...still not enough. They are slated to begin construction on a new plant in winter 2022 with completion in late 2024/early 2025. There are thousands of acres under contract/in pre-development around Pflugerville that are just waiting for sewer to start building. Most of the small towns are not equipped with the infrastructure for the tidal wave that is hitting them and they don't have the commercial infrastructure to help ease the demand/tax base. They went with the if you don't build it, they won't come philosophy and the FAFO.
  4. That said, that is why Zillow/Redfin etc. had such wild valuations (almost always overvaluations) for a long time. They had very little to no actual access to data and seemed to be throwing numbers against the wall to drive clicks. Much like Zillow did in their effort to be a major player in the housing market
  5. It's possible that they received the data via protests. For example, someone protesting got the sales data from a realtor and used it against them. They then turn around and use that data on later protests. It's also possible that they got the data through backchannel, possibly unethical means. The CAD is staffed by people that will lie to the appraisal review boards, I know as I have called them on it several times much to the "shock" of the ARB. They have stated on two separate instances that they are not bound by any appraisal standard (which I assume includes the ethical parts) and they have argued basic mathematical rules. In short, I have very little doubt that they would exercise any and all means to get data that they really aren't entitled to since Texas is a non-disclosure state.
  6. The only way CAD would have had access to historical prices is from new buyers protesting taxes and using their HUDs to show proof. That would put downward pressure on valuations because someone isn't going to protest if they paid more. There is no recorded document that shows price that I'm aware of, so they have any number from that. What am I missing?

  9. That's my plan. I also ended spending a whole lot more money than I planned on originally, but I bought a DOT approved gasoline transfer tank to, hopefully, avoid a lot of the potential issues.
  10. Actually planning on keep it year round and using it for lawnmowers (push and zero-turn) to cycle the gas and then have the tank full for a just in case situation.
  11. I'm thinking of getting a 55 gallon steel drum to store gasoline in just in case we have Snowpocalypse II and I need gas to run generators. I'll also use the gas for the lawn mowers to keep the gas rotating, probably burn through 10 gallons of gas a month (maybe a little more) during the summer. Is this a completely stupid idea? I have a standalone metal building that I can put it in to keep it away from the house. If I use non-ethanol gas from Quik Trip, do you still need to add fuel stabilizer?

  14. Bidding kept going on the black Richard Mille. It went up over $8,000 as the late bids came in to try and "steal" it. Closed at $269,100 The gold bezel one closed at $221,500
  15. “I’ll pay you $350,000 for your house as long as a human can go out there, look around, and make sure that price isn’t wildly off” is an interesting model but it’s not quite the same as “push this button to sell your house for $350,000.” And “I’ll pay $350,000 for a house and then send out a crew to replace the carpets” is not quite the same as “I’ll pay $350,000 for a house and flip it 20 minutes later for $355,000, collecting a small spread for providing liquidity.” Computerization has come into the housing market, but it hasn’t taken it over yet. It would be one thing is that is what they are doing, but that is not what I'm seeing. I'm seeing them put houses on the market that have been barely maintained and no repairs or improvements made between the time they buy and list it. On top of that, they are pricing at the top of the market plus 15-20%.
  16. US Marshals must have had a hell of a seizure. The company in Pflugerville that handles their auctions (also did the Madoff auctions for them) has an auction going with probably more than 20 watches going over $10K right now (a lot of blinged out Rolex) including two Richard Mille that are at $211K and $227K respectively.

  22. It's the same all over the central Texas region. They bought a house in the Pflugerville area and have it listed at 20% over two comps that have sold in the last couple of months (both closed after the school rush, but went under contract during it), and this house is not even in as good of a condition as the others. Only half kidding, is there some type of money laundering going on?
  23. Reviving an old thread with a new question. I just had my interview today and have a change in my status on the TTP webpage. My issue is that my old phone died on my a couple of months ago and I completely forgot about Google Authenticator and how you have to use it to access the page. It looks like the only option is to delete my account and set up a new one to get the Authenticator to work again with the codes. Does anyone know if this will screw everything up (TSA Pre-check and Global Entry)? Any ideas on another way to get back in to set up access?
  24. Depending on where you are geographically and the amount of shade, I would imagine that the teak will get hotter than hell in the summer also...especially if stained darker
