  2. The other thing about lower commissions, don't necessarily believe those tv offers until you read the fine print. Many times they are still paying 2.5-3% to the selling agent. They advertise their listing commission only, not the total commission.
  3. An agent also risks their license by divulging any facet of an offer to anyone other than their client before the transaction closes. That includes telling another agent how much other offers are.
  4. I guess it's a little late, but I was having real issues with the latest update (so I thought) to Orbi. Turns out that the issue was related to daylight savings time and the built-in traffic meter. I turned off the traffic meter and haven't had a single instance of having to restart the router in over a week where I was restarting twice a day.
  5. I would say it's still going to cost the seller money unless the buyer is going to go over the expected list price. I bet less than 10% of houses are selling for what the comps suggest would be a market value.
  6. The Texas Stars don't have any of the obvious prospects that they have had the last couple of years. No Hintz, Gurianov, Oettinger or Kiviranta. Doesn't mean that someone won't develop, but there doesn't seem to be the one you look at and say "he's moving on."

Due to the competition in the bidding process, the option period is getting squeezed down to 3-5 days from the date of execution and a much larger than normal option fee (used to be $250-500, now well over double that) is being offered. I don't think you could get an appraisal done in anywhere near the time needed. It's probably taking 2-3 weeks to get them back if recent experiences are the norm.
  8. I'm not sure that you would get the information that you are looking for in an appraisal. At least here in Austin, we are having some appraisers dragging their feet on the increased value caused by the over-bidding. I had one appraiser in his report actually claim that the market was in balance and that prices were stable. Cost my buyers about an extra $15-20K in cash. He refused to look at any comparables (admittedly they were smaller but almost the same price) and used comparables from a little over six months ago. Your appraisal wouldn't be used by your lender, and you could end up with appraisers at the opposite ends of the spectrum. Long story short, as much as the bidding on houses is hit and miss, the appraisals are just the same.
  9. Yes to all of the above. Especially people who are scared of the stock market and are tired of getting 0.1% or less with banks.
  10. The trickle absolutely will but you need to put it at the drip line and not by the trunk. I had an outside faucet that dripped and didn't feel like fixing it because it was a perfect rate for watering the live oak in front of my house. I ran a hose to the drip line and just moved it every once in a while. That tree never struggled through the 2011 drought...kept growing, as a matter of fact.

  12. Emerald no longer does core aeration. They do "liquid aeration" which I have read is next to useless other than the application of a surfactant. Cactus, what are your views on this process? I'm looking for someone to do a core aeration on my yard also
  13. For those who got their second shot from HEB, what paperwork, if any, was required? I can't find the email for my schedule but I know that it's Friday morning at the same place I got the first one. I have the vaccine card that shows the date.

  15. TCAD is still hearing protests from last year. The tax service that we use for our office building called and said that they still don't have a resolution and not to pay the taxes (they can't penalize you if you haven't been billed) until we get the actual bill from the county. That could really makes things interesting when the new valuations come out next month.
  16. Not saying that it's not right, but house hasn't closed. It just went under contract on March 9th. I am going to call BS on this though. You could have bid on houses twice that size and been real close to winning the bid during the same time frame. My guess is that they have the addresses confused.
  17. You'll also have to pay attention to city codes (assuming you are in the city). For instance, in Pflugerville, you can build up to 10X12 without a permit. Anything larger has to be approved and inspected by the city.
  18. I have Germania and they covered about 40% of the equipment replacement after deductible. I think total replacement of everything ended up being about $11,000 (as noted above, lost everything. Had power about 12 hours total between early Monday morning and 9pm Friday night) and they are paying about $4,400 after deductible. I was surprised, but I'm not going to turn it down. I sent them the estimate and pictures of the damage and they approved it...check is in the mail.
  19. Just got the shot at HEB. Bit of advice, get there early. I stood in line for 45 minutes just to get checked in. For those that have gone the HEB route, have you received an email regarding your second shot yet? I was told that you needed to confirm your appointment and that I should have received the email already, but nothing yet.
  20. I bought a Ryobi battery powered vacuum that seemed to work pretty well, you just attach it to a sweeper pole. I got it at Home Depot. The drawback will be if you have a sun deck or something that is shallow since it has to be totally submerged.

  22. I called on pool equipment and it's supposed to be covered under other structures. The insurance company had an agent call. I sent her the estimate and pictures of the damage. I haven't heard back in a couple of days, but assuming they pay out minus the deductible, they'll be covering about 40% of the damage. That's better than a sharp stick in the eye.
  23. Not bad on the estimate. Mine was $10,500 and I'm hoping they don't find anything else. Wide open exposure to the north wind in the country did a number with a quick freeze of the equipment and pool.
  24. My pool guy asked if it was okay to go with ball valves instead if the check valves. He said that there was no way to estimate when there would be check valves available. I know they won't be as "pretty" but is there any reason not to go with the ball valves and get the equipment up and running?
