  1. A broker is going to be hamstrung in much of the same way as the appraiser if public data (MLS comps) isn't available
  2. I pm'ed @Fud, but I guess it's just as good to do it here. We are leaving on the 10th and staying at the Villa Renaissance as the honeymoon we never took. It seems like everything has to be done last minute, but not too last minute. Test within 5 days, everything uploaded to TCI at least 24 hours before departure, etc. Does anyone have any insight on the Covid insurance and any other thing that can be done more in advance?
  3. He had lost a LOT of weight (looked like a completely different person) and was battling cancer (fuck cancer) along with other ailments. I had the distinct pleasure of visiting the Big Daddy Lounge in Pasadena the night before (or maybe the night before that) the National Championship game. There were several baseball and football alumni in attendance. Even had a T-shirt at one point, not sure where it is.
  4. Yeah, somehow I start the week mid 50's and the Sunday draw is always in the low 30's.
  5. Thanks for all of the replies. We ended up finding a decent apartment within a couple of minutes of the Medical Center for a couple of hundred dollars more than he budgeted. Apartments are being renovated so they are pretty nice (for downtown). I'll cover that for the first year until he is sure that's where he's going to be for a while (project is supposed to be completed next year), find a roommate, etc. We'll revisit the condo idea as we get near the end of the lease. We didn't really have time as he starts on Tuesday.
  6. Thanks for all of the help. I might just supplement his rent for the first year until he figures out the areas and what he's going to do with raises, girlfriend, etc.
  7. Looking for a little help off of the traditional path. My newly graduated son got an entry level construction management job at Texas Medical Center and we need to find him an apartment. Does anyone have a locator recommendation to make it any easier? Been in the Austin area all of my life and have no clue where to start fire Houston. I think he's hoping to stay in the $650-750 range and knows he'll have to commute. I doubt mind co-signing.
  8. The other issue is that it only works while the pump is running versus the chlorine that is working full time. The two pool companies that I know said that they are really just a profit center for the builder. They don't really do a whole lot unless you are running your pump 24 hours a day.

  10. You also have a lot of investors searching for returns. You get basically zero from a bank, so why put it there? The stock market seems like a bigger risk than housing right now...so in comes the cash.

  13. If you can watch the Stone Cold episode on A&E, they show the match it happened. After the failed move, Stone Cold couldn't move at first. When he went to go for the pin, his hands weren't working and he was crawling on his knees and wrists with his hands rolled under.
  14. Just a head's up. It's not really a moments notice. It can take about 5 minutes and it requires pushing and pulling to get the pins to line up where the arms lock down along the door frame. This is also a 2 door so it might be a little different on a 4 door. Also, if your wife is short, it might be a little difficult to get it up and over the roll bar. That said, it's a great top. My only issue with it is that it's a little tight around the corners and the lip that the door closes on and sometimes work itself loose in colder weather due to "shrinkage"
  15. Isn't defense chosen by the coin flip winner something like 95% of the time (unless Charlie Strong tries to defer)? Seems to me it would cause teams to sit on the ball instead of taking a chance I assumed college football overtime...didn't think about NFL
  16. [Grain of Salt] According to my stepson at Sam, he was checked out at the hospital and was "just" knocked out. No spinal injury and that there is a chance that he plays on Sunday. [Grain of Salt]

  20. The other thing about lower commissions, don't necessarily believe those tv offers until you read the fine print. Many times they are still paying 2.5-3% to the selling agent. They advertise their listing commission only, not the total commission.
  21. An agent also risks their license by divulging any facet of an offer to anyone other than their client before the transaction closes. That includes telling another agent how much other offers are.
  22. I guess it's a little late, but I was having real issues with the latest update (so I thought) to Orbi. Turns out that the issue was related to daylight savings time and the built-in traffic meter. I turned off the traffic meter and haven't had a single instance of having to restart the router in over a week where I was restarting twice a day.
  23. I would say it's still going to cost the seller money unless the buyer is going to go over the expected list price. I bet less than 10% of houses are selling for what the comps suggest would be a market value.
  24. The Texas Stars don't have any of the obvious prospects that they have had the last couple of years. No Hintz, Gurianov, Oettinger or Kiviranta. Doesn't mean that someone won't develop, but there doesn't seem to be the one you look at and say "he's moving on."
