  4. Quick question for those in the know. I purchased a few silencers and have waited patiently...until now. The check was cashed around July 22. I waited as long as I could stand and called the ATF today. They were approved on December 7th. Any idea on how much longer they'll be in jail?

Also, (no CR) two of the other things Biden is rumored to be considering besides the capital gain tax increase, is severely limiting estate values (possibly as low as $3.5 million) and doing away with the step-up basis on death. Have also heard of death becoming a taxable event in that capital gains become immediately taxable (no one would have the cash laying around to cover that bill), no idea of the validity of that or any of the rumors to be honest. If all of that is on the table, it might make the sale at current tax levels a little more financially justifiable.

  8. Our land had been fully developed for the Eagle Ford, but they have to come back and do a new lease if they want to go deeper.
  9. La Salle County. Contact price is $0.50/barrel. Lease was done probably 8 or so years ago, so I suppose that price could be low. Operator is EP so they are in bankruptcy. They are also going to be buying from two other wells on adjoining property but said they'll pay everyone the same price.
  10. Quick question for those in the know...we got a call from our producer that they are going to be fracking 5 wells in our area and they want to buy water from us. They are asking us to take a 20% cut in the contract price, which we aren't going to do. I think we could live with a 10% haircut if it would keep them coming back for more water. Does anyone know the going price per barrel in the Eagle Ford and does anyone think working with the producer will keep them coming back to buy more water over the long run?
  11. Water is from a private water company. I think the tap was $3,000-4,000. Then the cost of the water line that we talked about before. I actually got everything at cost because the plumber is long time family friend. We ran the water line 900 feet with hose bibs every 200 feet or so. Septic system was around $18,000-$20,000 with nothing really exotic, 3 bedroom/4 bathroom. Standard low-pressure dose system with pretty large drain field due to clay content. 3 zones in one area with a float switch that alternates between them. I think the drain field is about 30'X140'. Again, these prices were from 6 years ago, so add a fudge factor.
  12. Again, hard to say. Are the power lines on your side of the road? Are you okay with power lines running to the house or do you want the lines buried? How much power are you going to require (affects the size of the transformer and gauge of wire)? For instance, my house is about 600 ft back from the road. I had to use one Oncor "credit" to get power to the front of my property (I'm at the end of this particular transmission line and it had previously ended at my neighbors property). That got me a meter at the gate which I use to power the gate, entry lights and pond aerator. Then I got another "credit" to get the power up to my house by getting another meter. I had to come out of pocket for the extra cost of running underground, installing 2" conduit for 600 feet) and the extra distance beyond the Oncor credit, and, even then, stupid Oncor undersized the transformer and we are limited as to what we can do in regards to outbuildings and extra power usage. I want to say the Oncor "credit" was 300 feet or some dollar amount (can't remember the number), whichever got you more distance. I think I ended up coming out of pocket in the $3,000-$4,000 range just for the Oncor charges. Edited to add this was in 2014, so I'm sure things have changed and gotten more expensive
  13. Utilities are impossible to answer without knowing how far you have to go. For instance, Oncor allows a certain amount of money or a certain distance whichever gets you further. You can probably expect to pay somewhere between $9-11 a foot all in on running a water line from the meter to where you are building, but who knows how far you'll have to run the water to get to your property...it could be right in front, it could be across the street (you'll have to pay for the burrowing) or you could have to extend the water line yourself. On the septic, I'm not so sure that I would want one installed. If is already installed, you are going to be limited to what it was designed for. For instance, someone might have put one in for a one bedroom/one bath cabin. If you build any larger, you'd have to redo the whole system. The ag exemption is another issue. Usually, there'll already be one in place. If so, work with the owner/seller on keeping it. For instance, if they are running cattle, let them continue to run cattle, or hay, or row crops or wildlife exemption, etc. It's much easier to do that than it is to get one yourself. You are looking at a minimum of three years and lots of proof to get the county to agree to it if you are starting from scratch.
  14. I think the problem would be that you would end up with just one room without the popcorn. That would be unusual to say the least, not to mention, the imaginary bells that would set off for potential buyers about the roof leaks, water leaks, pee stains (no judgement here), etc. that might have caused the repair
  15. Technically not Dallas Stars news, but the AHL has pushed the season start back to February 5, 2021 at the earliest. I guess players like Hanley, Cogliano, etc. will be carried by the parent club until then?

  17. Was anyone else's sound all over the place? Really distracting loud background noise for a few seconds off and on throughout the whole episode. On Directv if that matters.

  21. City code might have changed and requires a certain amount of space between the driveway and the corner for safety reasons? Since you are completely tearing down and rebuilding, I would imagine that you lose any "grandfathering." This is purely a guess though
  22. Pardon my ignorance, but which date is the important one where the timer starts? Is it the filing, the trust approval or when they cash the check?
  23. Yeah, I've tried that page. I have tried copy and pasting the URL from when you get the initial google search results (where the cemetery is the first listed) and then I have tried the URL from clicking on the cemetery link. Both times, that removal page comes back and says that it isn't a correct URL. Since there isn't a page that it links to, I'm not sure what they are looking for. The google search links to a google review page. Of course, there is a higher probability that I don't know what I'm doing than Texas missing a tackle on Saturday (is such a thing even possible?), so there is that.
