  1. I'll beat the rush and suggest the Stihl Farm Boss
  2. Did y'all not have something set up in the divorce agreement where each spouse gets to claim a child (children)?
  3. One other thing while I'm thinking about it. You should always file a protest to get the evidence packet from the county. I can count three different people last year that were being evaluated significantly over what the county's own sales comparison data showed. All three people had to go in for the formal process, but they did get their valuation lowered to match the sales comparison number. In one case, they had the sales comp value at $235,000 (which was right in line with the sales comps that I showed them), but the county was going to assess at a little over $284,000. A five minute formal protest got it lowered to $235,000 but the owner still had to take off of work. The county knows that a certain percentage will never look at the data and they are going to rake them over the coals for as long as they can.
  4. Unfortunately, this is not a given. I know of one person last year that the county decided that they paid too little and had to be a sweetheart deal (it wasn't), and they didn't give them the purchase price. I believe that they then went in for the formal protest and got close to their price eventually. Dick move by the county.
  5. The answer to this actually depends on the value vs what you paid. If you paid less than last year's tax appraisal, I would send it in along with a copy of the ALTA (main closing document). There is a very good chance that you won't have to go through the protest process and you will get the valuation equal to what you paid. However, if you paid more than the assessed value, I would follow NMAS's advice.
  6. Don't know of a right of recission in Texas, so most likely (not a lawyer), your earnest money is gone. The survey money might get refunded if you the survey hasn't been done. Assuming you are in Texas, of course.
  7. If I remember correctly, 55+ in Texas really only means that a member of the household is over 55 (as opposed to the Arizona rule), so there wouldn't have been an issue. To really restrict the population, you get the 62+ designation and no one is allowed under 62.
  8. This is Kiviranta's first year with the Texas Stars. He has already been called up a couple of times, playing one game the first time. Judging from the Texas Stars games, he's smallish (but has some physicality), but pretty quick and strong with the puck. 19 points in 34 games with Texas.
  9. Also know a guy that was friends with Ray Jr (Patriarca). They met while he was going to college in Massachusetts. He told me that they were going to go out one night and didn't have nice enough clothes to wear. Ray Sr sent them to a friend's house and the whole basement was lined with hijacked suits that they had their pick of.
  10. Years ago, back when Texas played Tulane at the Superdome, Tulane had an unfemale dancer on their dance team. That guy was out-dancing the womensfolk by a wide margin
  11. I mentioned it on the other site, but my dad and Benny knew each other. When dad would go to Vegas, he'd meet up with Benny and they'd have a bowl of chili together every now and then at the 'Shoe. I never found out how they knew each other, it could've been through Vegas connections.
  12. As a frame of reference, I was involved in a deal that combined 4 parcels including two houses into a roughly 93 acre tract. The survey included flood plain and crossing a creek. The total on the survey was about $2600.
  13. A price that high on a residential survey? Sweetheart deal for the surveyor, kickback, etc. Just make a quick phone call and see how much any other surveyor would charge. Take that number to the HOA surveyor and ask them to explain the difference. It might be justifiable, but it doesn't pass the smell test to me.
  14. That seems awfully high for what amounts to a very small residential lot. For comparison, that would run you between $450-500 in Travis county. I would look into hiring your own surveyor and not using the HOA one. Sounds like there might be something going on behind the scenes. Typically, if you are paying, you get to choose who/what/where. Is there any subdividing going on (doesn't sound like it if it is a legal lot)? It could easily run that much if you are having to get the lot platted and approved by the county
  15. Can you clarify? The HOA is not doing the survey, so why are they wanting money? How big is the lot? Where are you located?
  16. The exact same situation including the point totals
  17. One day... That is a beautiful watch. I ended up getting the Glashutte Original perpetual calendar, which I really like the looks of also. The IWC will have to wait.
  18. Here are a before and after that I found on my phone
  19. I used this on my Jeep with good results. It's kept in a metal building, but it's been a month and the plastic is still black 303 Aerospace Protectant
  20. Just out of curiosity, what part of the evidence submitted to the courts and quoted by Johnny Sack isn't compelling enough to prove Reed guilty?
  21. His name was Kevin and the company was Texas Tig Shop. I thought I read on TOS that he had moved, but I don't know for sure.
  22. It means that the ground has sufficient absorption for a septic system
  23. Probably missing the joke somewhere, but isn't that Priscilla Presley from the Naked Gun series
  24. Whelp, it happened. EP Energy filed Chapter 11 on October 4. From what I've been able to find online, there are usually few issues with the royalties (fingers crossed).
  25. It's back at $6,900. It has a massdrop warranty but not manufacturer. I'm kind of a newbie but is it THAT big of a concern?
