  3. I'm not sure how often they get those storms, but I can't imagine trying to build the lighthouse in the first place with that a possibility. How would you brace the walls as you went until you topped them?
  4. My own personal experience is that you don't have to worry about water or scratches when moving stuff and you don't have to be as careful when cleaning. My sister had an AC backup and is having to replace 600 sq ft of warped wood. That'll never be a concern of mine.

  10. I probably missed it, but where are you? In the standard TREC contract, rollback taxes are the responsibility of whomever changes the use of the land. Even though the previous owners changed the use, it wasn't caught until you owned the property and it sounds like you bought a while back. It'd be hard to go back on sellers from years ago. Sounds like it could require lawyers and not sure it would be worth it in the end.

  13. If you are referring to what I think you are, it shouldn't be mortar. It should be a caulk expansion joint to allow the bricks to expand and contract
  14. Probably already covered but can't find it. Is there some magical bullet that will take care of bermuda grass in flower beds without killing the plants? Just had two flower beds built and filled with rock so mulch isn't the answer. One bed is butterfly iris and pittosporum and the other flower bed has sego palms, a Mexican fantail, salvia and gulf coast muhly grass.
  15. Haven't seen any official word on it, but depending on where they were, there's lots of hydrilla in areas. No life jacket, not a strong swimmer, rough water and getting caught up in that would do you in quick. I'm guessing that might be why they haven't found a body yet, but that is just a WAG
  16. I live less than a couple of miles from the lake and it was sunny, hot and calm until it wasn't. Would have never known anything was coming without the notice blaring on my phone (probably about 10-15 minutes before it hit). Even then, had to look at radar to see anything.

Maybe clumsily worded, but Dual main drains (required for all newly constructed residential swimming pools and spas) consist of two separate main drains, placed a minimum of 3' apart, which are connected by piping to a tee fitting. This design allows the drains to be far enough apart that one person could not block both drains simultaneously. If one drain is blocked, the suction is able to shift to the second drain allowing swimmer to swim both freely and safely.
  18. This is why new pools have more than one drain. The pressure is spread over a larger area and a lot less dangerous.
