  2. I understand the process, I've been through it several times. My point is simply that if the protest company saves you $20K off of your valuation, all of the different valuations used by the various taxing authorities will go down by $20K whether they are affected by homestead exemption or not. Wouldn't it be easier to simply multiply the valuation savings times the tax rate to determine the amount saved in taxes?
  3. A little confused here...why wouldn't they just take the amount of the valuation reduction times the tax rate and take their percentage of that? Homestead would not factor into that since the reduction is across the board.

  5. The usual wording is "$10 and other valuable consideration." I have seen the same wording on deeds from the 1930's and 40's. To be honest, I have never seen an actual price included in a deed (although I haven't read more than 4 or 5 dozen and I"m not a lawyer).
  6. Yeah, my dad had a logo golf ball collecting disease. He had/has over 11,000 golf balls (I'll bet there are fewer than 30 repeats) on his office walls and probably another 3-4000 (lots of repeats) around the office. When he passed away, I bet he had over 15,000 balls at his house in egg containers. We gave them away here and there and got tired of it, so we donated about 12,000 balls to the First Tee. It was funny when we pulled up with a pickup load of golf balls in egg containers and 2 full 55 gallon trash cans full.
  7. Okay, I'll bite. Which recorded document show the purchase price? I guess you could back into a price on an FHA loan by assuming a 3.5% down payment, but where are you going to get the down payment on a conventional?
  8. No worries. Technically, the county is not supposed to have access to the MLS data, but you'd be hard pressed to convince me that they don't have a backdoor in. They also "prey" on first-time home buyers who don't realize that they don't have to report the sales price when they file for the homestead exemption. It's disclosed on the form but you'd have to read the fine print...and nobody got time for that
  9. Why would the county know the sales price unless it has been used in a previous protest (or the owner is an idiot)? Texas is a non-disclosure state and there is no way to determine sales price from the recorded documents

  11. The chances of getting a positive return on the appliances, flooring (unless the current flooring is ruined), AC and fence are practically zero. At best, they might save you a little bit by selling the home faster (but not for much more money). It's been a while since I've paid attention to the research, but several years ago the best bang for your update buck in Texas was kitchen and master suite updates and they showed a return of around 65-70%. Of course, this research is done by the Real Estate Center located at Texas A&M, so take it with a grain of sheep...whatever

  13. Pretend I'm really dumb. I'm currently on ATT. If I buy the Pixel 3XL and activate it on Google Fi for a month, I can still put it on ATT at the same time and then cancel Google Fi after a month correct?
  14. Another reason that the mortgage companies are for it is that it is easier for them to be sure the payments they are made if they are making the payments themselves. Otherwise, they have to have systems in place to make sure that the taxes are paid (they will lose first lien status) and insurance is in place to prevent loss

  16. Okay, I've decided to sell my Kubota L3800. I've had it for about 5 to 6 years and only have 124.5 hours on it. Haven't used it in a couple of years since I got a zero-turn that I mow with now. Any pointers on how to go about it? Have a 5' shredder and a box grader to go with.
  17. Just curious, do you have potential slab damage and where do you live? They are just not very common (that I have seen) around Austin unless there are some warning signs like slab damage.

  19. I have the Davis Vantage Pro 2 that has been flawless (other than the anemometer bearing going out) for over 3 years. Uploaded to Weather Underground for that entire length of time with no issues.
  20. Just a heads up. Those are the three piece balls, not the four piece that everyone was raving about. Still a good deal for mid-level balls, but not the Pro V1 competitors.

  23. I had three done on front bottom teeth with no anesthesia. The dentist said it wouldn't help since the nerve had been severed (hit in the face with line drive pitching softball). My jaw hurt for a couple of days afterwards, other than that, it wasn't that bad.

  25. Well, shit...anyone have any idea on what this does to royalty owners? EP (bought the lease from Carrizo) just drilled a couple of new wells on family land and are soon to be fracking.
