  1. One more thing, their comp equity grid did show a value of $340K...explain that one to me. I guess people aren't protesting their valuations and are paying over 10% in taxes more than they should be
  2. In a shocking update, the appraisal district is full of shit. Protested my dad's house and (being a realtor) took in all of the sales from the subdivision to support our claim. The appraiser said that realtors only care about price per square foot and that the county doesn't go by that. Yet, they use the exact same sales in the exact same manner...and then come up with their valuation. They had my dad's house at roughly $340K on their valuation and when they sent their evidence packet, their own comp sales grid had a value of $307K. When questioned about it, the guy was like "Oh, I guess someone made a mistake. We've got your valuation at $307K." No, you didn't, you lying mother fucker, the tax appraisal statement clearly states $340K. If we hadn't said something, it would have never changed.
  3. Don't know in this particular instance, but some companies have a fee when escrow is waived because they will have to verify that taxes and insurance have been paid and that fee would be more than any pittance you would earn in interest
  4. So be very careful in this instance with your tax escrows and how you handle them. When your valuation takes a big jump in 2019, it's very possible that the lender will be behind the curve and you could be headed for a dramatic increase in your payment. State law only allows escrow accounts to maintain a certain level, any overage is refunded to the owner. If your payment was calculated using completed value, you'll have a large balance in escrow after taxes at the end of the year and you should get a refund. If the loan servicing company resets your payment using the 2018 valuation as a guide, you'll be woefully short on escrow at the end of 2019. You'll have to make up the difference, essentially doubling your escrow tax payment to catch up the shortage and pay for the 2020 taxes. I've seen payments go up by more than $500 when people weren't expecting it and weren't prepared.
  5. I don't know nothing 'bout nothing, but isn't it possible that the best plan just happens to be with a company that plays along with Energy Ogre? If half of the companies play along, you should get the lowest cost plan about half the time, right?
  6. The Sandpiper just got it's roof inspected and passed within the last month. They are thinking August/September since they just started the sheetrock. They took all of the sheetrock out up to two feet and all the way in certain rooms/floors. I would imagine that the Seagull is in a similar situation. They lost half of the brick on the south wall.

  8. That's entirely possible. I was only going off of what was reported on the Austin news and they said that the guy had originally been detained by the loss prevention guy at Home Depot
  9. I wonder if he got an officer's gun somehow. If he was willing to shoot his way out, it seems he would have done it sooner before the police arrived.
  10. If they were keeping pace, how would skipping a hole prevent further issues? Sounds to me like there was an open hole between them and the group in front of them
  11. Yeah, the flushable wipes aren't really flushable unless it means that they'll make it at least part way down the pipes before clogging everything up. And if you are on a septic system, they'll be in your tank until they are pumped out.
  12. My Honda has the composite deck that is guaranteed not to rust. It still is fairly heavy.
  13. I have the reversible one, but I haven't noticed that it heats particularly well. Of course, when I was trying it, the temp dropped back to the high 40s/low 50s and there is no way an electric heater will be able to keep up with that change. Maybe I'll give it a go when we reach a point without rain and the chilly mornings in the forecast.

  16. Raining sideways east of Pville. Windows on the back patio are wet all the way at the top and the windows are about 16 feet in. Small hall, lightning like crazy and 40 mph wind gusts.
  17. The tax value really has little to no impact on sales price. I can show you houses on the tax rolls that will sell for twice what they are on the tax roll for. There are also houses where the owners have never protested that couldn't sell for 80% of the tax value. The timing of the market really doesn't matter either. Most people just look at it as they will protest the taxes the next year and use their closing statement and pay less on taxes.
  18. Brew is correct in that they don't use averages. They prefer to use median values to minimize the effects of the outliers which are usually to the low side (foreclosures, distressed houses, etc).
  19. My dealings with Travis CAD has pretty much been the exact opposite of your #2 in the first part. They strictly looked at numbers and had no common sense when it came to individual properties. In one protest that I was helping with, they were trying to tell me that this whole subdivision had 5,000 square foot one stories on 9-10,000 square foot lots and when I tried to point out that there was no way with impervious cover restrictions and setbacks, they told me just to go to the formal because they wouldn't discuss anything further with me.
  20. Was playing the big DeMarini tournament in San Antonio (probably around '99) and pretty far into tournament. My team had 2 former UT baseball players, a former Baylor player, a guy that played AAA ball (CSF with Augie), a guy that played for the Mets and a couple of former UT football players. I was pitching and caught a bad hop line drive off the pitching rubber in the mouth. People heard it a field over. Fractured jaw, but not the usual fracture. The jaw fractured at the front edge so my front bottom teeth were still in the bone but the bone was floating. Three oral surgeries (including an apicoectomy to stop an infection from spreading where some type of cow bone derivative was used) and three root canals (the dentist didn't use anesthesia, he said it wouldn't help) later, my teeth are almost as straight as they used to be. The worst part was when I went back to pitching, I didn't have the same reflexes. My first instinct was to protect myself and balls got by that I used to pick. Had to move to the outfield.
  21. Just have to work your way around the foundation to keep it somewhat uniform. Really sucks if you have to walk into the wind.
  22. My sprinkler system has a separate foundation zone tied to a moisture sensor. I think I have a minimum moisture content of 19%. Once it drop belows that, the sensor will allow the sprinkler system to water via the buried drip lines. I have two drip lines buried 2 feet out from the slab and then 1' and 2' down.
  23. Just out of curiosity, who is the service through? I am pretty much stuck with satellite or line of sight microwave (which I have) and $110 is about what I'm paying
