  1. I've heard (but not verified) that Farm Bureau bumps it to 3% after a certain valuation is reached and it's not that high...something like $700K. Full disclosure, this is from my uncle that is with the local Farm Bureau but takes 30 minutes to give a 2 minute answer. I might have been zoned out.

  9. Grushnikov was paired with Petrovic as the top defensive line for the Texas Stars for 2/3 of the year. He was traded to the Calgary organization as part of the Tanev trade. Decent on defense, but Dallas seems to have gotten the best of the trade so far.
  10. At the same time, unbelievable amounts of water are being just flat wasted by lack of system maintenance. It's estimated that the City of Austin lost 6.9 BILLION gallons (roughly 21,175 acre feet) of potable water to leaks in 2022. I'm sure that number is increasing year over year as the system ages. Found a source from the LCRA that City of Austin and Austin Energy water pumped from the Colorado River plus other water rights was 185,548 acre feet in 2022. If those numbers are close, you are looking at over 10% loss. I freely admit that I really don't know shit about fuck except I know Austin loses a lot to leaks. I'm sure it's the same for cities everywhere and I understand that you'll never be leak-free, but at some point, this issue has to be addressed. I think very few people know/care about the extent of waste from this area alone.

  13. I think he and Ed Clements are pretty funny in their interactions and the way they rag on each other, but I can see where that will get old
  14. There have been numerous home games where the refs look like Big XII rejects and not in the Stars favor. They called icing on the Stars on a long dump that the Star forward was a step ahead of the defender. Of course, the Stars have taken a huge step back to the middle of the standings
  15. The flipping business is usually properties that are well below par that they can get in, make the repairs/upgrades and get out quick (carrying costs are a bitch). People that try to flip a near par/par house usually don't do very well unless they get an absolute steal on the purchase price
  16. Generally, doing any reno type work won't pay off unless the you are repairing something that is broken or very sub-standard. Of course, there are always exceptions, but it sounds like in your case, I'd just leave it as is.

  24. The miss on Stankoven was me. I really thought he'd have more trouble with the size/speed combo of the defenses at the next level. He seemed to struggle when teams got physical with him while in Cedar Park (Texas really feasted off of the early season crappy teams, so it didn't happen often). He was able to skate away from some of it, but I thought he'd have trouble finding the space with the "big boys." Turns out, not so much and glad to be wrong. With him gone, Bourque's production has dropped off a cliff...same could be said for the rest of the team though as well
