  1. Probably a stupid question, but do practice rounds have any day of information as to who is playing and when or is it just whenever the players come out and play?

  3. I do this after every cook longer than a couple of hours I might be a little OCD about it though. I should probably add a brief go at the tube from inside to try to prevent the dust buildup.

  6. Also, not all taxes freeze at 65. The school district does and that is the biggest part of the bill. I do think the exemption amounts will increase when you file for the over 65 exemption, though.

I completely forgot to mention it in my post (posting from phone due to no power and think much faster than I can type), but my understanding is that recasting the loan will also cause a re-amortization of the loan resulting in a lower payment due to lower principal. Is that not the case? I only ask because it wasn't mentioned.
  10. Are you sure your 1099-B isn't showing net gains? Both gains and losses, short and long term, would be reported on the same form
  11. At 103 his and counting. We have only seen trucks driving by, not working. Neighbor has had a wire down in his driveway (not hot) since Wednesday morning at 5:30 which is why we are without. Have zero hope for restoration anytime soon. Generator has been surprisingly efficient, only used about 150 gallons so far. We are so lucky to get it installed Thursday a week ago.
  12. Another option is to find someone that will hold the loan for a bit before selling it and then having them recast the loan. This is probably what was mentioned before but I've always heard the lenders calling it recasting
  13. Maybe so. I can tell there has been no Oncor truck in our area (in the country but not that far so not a high priority, I guess) and there is a line on the ground across the driveway of the house 2 driveways down. There are about 90 houses on our lines route, but I'm not sure how many are without power. That said we lose power all the time, I think we are up to 13 times in the last six months with an outage lasting at least 30 minutes. Nothing ever really gets fixed. Hence the generator when less than 10-15 minutes from 130.
  14. From one of the areas gossips, so take with a grain of salt. We've been without power since 530 this morning (east of Pflugerville), so she called Oncor and actually spoke to someone (allegedly). They say they aren't sending anyone out until stuff thaws. Just sharing to keep in the back of your mind. We got lucky and had a generator installed just last Thursday, so we have one heating unit running along with the fire place and are watching TV.

  17. Sorry to quote myself, but I wanted to add more to this. 99% of the lights in the house are LED, so there is not much drain there. My biggest concern is being able to keep the pool pumps running during a freeze. I lost all of the equipment in Snowmageddon, the total for just pool equipment was about $9,000 (electric heat pump for heating/cooling the pool was the biggest expense). The house is spray foamed and we have a fireplace that will allow one AC unit to maintain things in the somewhat comfortable range during the winter. Should be able to operate more normally if power lost during the summer.
  18. I'm just east of Pflugerville. I just checked, my quote was $13,840 and they delivered the unit within a couple of days of signing (Joe told me that they had units in stock) the bid so that I could have the propane tank installed. The quote is turnkey on the generator side, so it includes all electrical and startup. The total time from signing to fully functioning will be about 3.5 weeks. The bid was from Capital Power Systems. The owner is Joe Rizzo and he's been a great guy to work with. He did want half up front, but with that quick of a turnaround, I was fine with that. I think he wants half up front because the unit is dropped off early in the process so that the gas can be plumbed in as quickly as possible. After that, the electrician comes and does his thing with the transfer switch/wiring.
  19. 3400 square foot house that is all electric. We won't be able to completely power everything (ovens and such), but we'll be able to manage any crisis.
  20. I'm in the process of getting the 26kw installed. The generator and install is going to be about $13,000. However, I also had to install a propane tank (kind of out in the country, though not as far as I used to be) to the tune of another $7,000 after trenching a line and the tank and fuel itself. Hopefully, it's just a very expensive insurance policy, but last year, in a 6 month period, we lost power 13 times for longer than 30 minutes. I think there is something wrong with that spec sheet on the tractor supply website. I'm not familiar with a Generac that runs on gasoline. Are you planning on running propane or natural gas? Just be aware that running natural gas results in about 85% of the amperage than running propane.

  24. I know it would be loan specific, but not putting the 20% down to avoid the LLPA would subject you to mortgage insurance, right? Is there an easy pretend scenario to show the difference?
