  1. I've never met MIA, but for some reason, I seem to recall him being pretty tall. That really limits your choices when it comes to recliners if you want head support. I'm about 6'5" and only about 10% of the recliners I tried were tall enough, and I wouldn't necessarily recommend the one I bought. It's y'all enough but not built sturdy enough for how far up the backrest the weight extends when reclined, if that makes sense.
  2. Kind of out in the country with spray foam insulation, all electric house. KB Homes builds most of their houses all electric, even when natural gas lines are readily available.
  3. This happens a whole lot more than you think. I used to get at least a call a week from California people wanting to buy an investment home with 20% down (and this is when rates were lower). They were absolutely dumbfounded when I told them the numbers don't come close to working out since the rents at the time would barely cover principal and interest...forget about taxes (and taxes were just beginning to take off) on investment properties), insurance, repairs, etc. I think people read something that says some area is the place to be and they just assume that the numbers will work.

  9. This is not even close to record low inventory. Using the Pflugerville MLS area as an example there are over 100 new homes listed by builders alone. At the lowest inventory levels during COVID, there were less than 15 homes total. The inventory is only about 10-15% less than "normal" times with the mix being slightly skewed toward new homes right now. Pflugerville is running about 4-4.5 months inventory and the pending sales are beginning to slow down while the listings have stayed relatively stable. Anecdotal? Sure, but the same can be said about most of the MLS areas in the Austin area (maybe not the mix of new homes vs resales).

  13. Murray was in goal for the Texas Stars last night and did not look particularly good despite the incredible comeback. 2 goals in the last 1:07 to tie and then win in overtime. Khudobin was a scratch, so there might be something there.

  19. I'm assuming that people are betting on the Fed being less aggressive with rate hikes. Other than home sales slowing, aren't prices still running hot? Seems like a lot of people are fighting the Fed in the opposite direction of the early Brrrrrrrrttttt days and we know how that ended up.
