  2. It's a local CO bank that holds the loans on their balance sheet, so they've got more flexibility than others, for sure. They are usually 1/8-1/4 more expensive, so it's good to hear they're where they should be.

  10. Can anyone confirm rates I'm getting are market? I'm going to refi my construction loan with my local bank since they were the only ones that would do a construction loan for me last year. They told me these are my options (no points on either): 7/1 ARM - 5.175% 30 year fixed - 6.1375% Are those at least close to market?
  11. Lots of states (like Texas) don't want to make voting easier. But yes, CO should be a model for other states. Sounds like a couple others are similar, but not very many.
  12. Trump is 100% going to tweet out that the rate cut is election interference. After all, he already told JPow that he wanted no rate cuts until after the election.
  13. That's one other item about voting in CO I forgot until you mentioned this. I get a text when my ballot is received and another one when it's approved to be counted.

  15. LOL, no. All states should do it like CO does it. Ballots sent out ~4 weeks prior to the election (along with a blue book that explains each ballot issue and the pros/cons of each). You can send them back at any time. And if you don't want to mail it, there are secure dropboxes everywhere (public libraries, DMV offices, etc). There are probably 5 dropboxes within a 3 mile radius of my house.

  17. One thing it's shown me is that I cannot wait for the Boomers to die off. Yes, there are good ones out there, but as a whole they are just a selfish, shitty group of people who need to go.
  18. Yeah, I occasionally run into the Trumper Texans up here who think they're going to tell us how it's gonna be. Doesn't typically end well for them. And yeah, while Austin is liberal for Texas, it's still in Texas.
  19. I literally laughed out loud when I saw the prairie dog 'exhibit' at Badlands. We have them everywhere around here and they are pests. They're cute, though.
