  1. I think it’s time to pivot towards international developed stocks, and begin thinking about accumulating emerging market stocks. I’m playing on value stocks as a theme given that they may succeed more in an inflationary environment and tend to pay dividends. I’m in the accumulation phase of my life but for now I’m gonna start leaning on VYMI and DVYE with my biweekly purchase programs. one thing to be aware of when buying emerging market index funds like IEMG is the weighting they hold towards Chinese tech. It’s something like 20% China tech. Lately their government has not been playing nice with their tech companies so I am happy to stay away from that.

  6. South Lake Tahoe is a heap of riff raff. Incline village is typically a little quieter so for that reason in your scenario I would go down that route.

  9. I can understand why you would say that looking at this chart. However the chart is a bit of bullshit to be honest. In order to understand why that chart does not truly reflect inflation experienced by the US consumer you need to understand how the fed calculates inflation. They use hedonic adjustments to lower inflation rates down to their desired 1.5-2%. They have also removed housing prices from inflation and use a “rent equivalent basis” for their housing component.   10. Timing the market is kind of a fools game. Keep pounding your money in over time and dollar cost average the highs and lows. Keep a little cash on hand in case it really takes a shit, you can scoop good shit on sale.

  18. Do you own the house? Otherwise you need to make a realistic estimate of what your monthly cash flow will be. If it’s less than 20-30% more than your mortgage I would just sell it and invest it in something that doesn’t have any headaches associated with it.

  20. I would beg to differ on the Subaru. The imprezas had their issues with blown head gaskets, throw out bearings, clutches that didn’t last too long, and etc. I think they’re fine cars but they are no Toyota’s. I had an 08 STI that I ended up having to do a combination clutch job, valve job, and head gasket job on. Granted it was because I drove the piss out of that car from age 23 to 28 but yea that was not cheap. There was a few other issues too, air conditioning compressor and the exhaust gas recirculating valve went bad on me too.

  22. Lol. Heating water to a temp below boiling, like almost all water heaters made for residential use do, should always be an isobaric process. This means it occurs at a constant pressure! The pressure that the water is supplied at is the pressure that the water will be delivered at, minus friction losses from piping and fittings.
