  1. Most policies (I think) require "reasonable efforts" to help frozen pipes only on unoccupied properties. So leave heat on, or turn off water. But some policies mention reasonable efforts for freezing pipes, even for non vacant property. I'm a super interested what the heck that means re the age old drip vs cover argument. Or relatedly, is it unreasonable to have neither dripped nor covered.
  2. Cub scout hike. Not sure he survived the cold snap.
  3. No damage. Four outside spigots. No drip outside, dripped outside. Three I did foam covers, then a towel, then a bucket up against the wall. The fourth comes up from ground. I had it burst years ago and built a plywood box, caulked seems, wrap pipe, and hang a 75w light bulb. Worked. Was scared when didn't have power for 22 hours, but got lucky. Shut off all water, drained inside as best I could, when power was out.
  4. I have 4 buckets from kitty litter I was able to fill with dripping water from yesterday's melt. Put some bleach drops in em. I won't lie, I am genuinely excited to add them to the water reserve I keep next to the shitter.
  5. I know several families who have isolated hard-core for 11 month who shacked up with family or friends for heat during the winter snap. Could lead to transmission.

  7. I built my own barndo. My regret is listening to the women folk and making any attempt to look "finished." I think we should embrace the industrial loft look. Put all electrical in accessible (and ugly) conduit. Put pex water lines behind easily removable fascia, maybe just halved pvc, or maybe just out in the open. Nothing in walls but studs and insulation. Function over form.

  10. Sure. Arguably you should be conserving but do a quick 3 min shower. I've showered with pails of untreated beaver fever water. Just don't drink it and keep your eyes shut, just in case. (Caveat: I have zero expertise)

  18. Possibly the first time I could say I might have better off heading to the hills (small barnondominium with wood heat stove). But I might not have considered turning water off first. Hmmm. Maybe better to be the captain on a sinking ship.
  19. Mother did remodel to tankless and this is second time it frozen up (78759, NW Hills). She is already saying she's going to add back the gas waterheater in the garage.

  21. Was hoping it gets above freezing Saturday. Forecast now making that iffy (NW Austin). That's gonna be a long time bow freezing + the super chill Monday. Ugh.
