  9. I think I've caught the kayak bug. A year late, but the way the market seems to be! I've got some canoe experience, but am thinking of buying a kayak that I can do some day and overnight trips with. So not so heavy I can't manhandle things, but big enough to carry my backpacking gear and sundries. I have a square stern discovery if I want to take the kiddos out. This would be for me. I've been on some sit on top kayaks. Just smaller ones, paddling around the lake. I don't mind getting wet. I've done a fair bit of wilderness canoeing. A couple of trips to the Yukon, Big Salmon. Took my wife down the Upper Missourri before the kiddos. Recently did the west branch penobscot in maine. So I like canoes, although I've also had some strenuous days fighting the wind, so a kayak is sort of appealing. At this point tentatively leaning toward the hybrids. Maybe a discovery 119, but also looking at ultimate 12, and ascend h10/h12. Whatever pops up on Craigslist or FB msrketplace. Anyone have any thoughts? Ideal craft would be good for the kind of shallows and pool & drop we have in Texas. Enough capacity for a 225 lb dude and 60 pounds of gear. I'm thinking that means a capacity of 350, but ideally more like 400, using the 80% rule of thumb. Likely use would be Colorado from FM 190 to the lake; Upper Guad; Nueces/Frio/Medina; maybe something farther afield like the Buffalo or Current.

  11. (I think) The valuation goes up, but your taxes will only go up the cap percent. But next year is another 10% taxable bump. So it smoothes it and slows it down, but eventually catches up. I figure even at my valuation if I did a FSBO sign I'd have 5 cash offers well over by Sunday night. So I ain't gonna protest.

  13. Next monday is the year-long delayed return of NW Austin bulk garbage pickup. Hopefully Sunday and Monday will be pretty dry, because I hate to see stuff get ruined that the Jawas would otherwise savage. I'm not even mad, its diverting stuff that otherwise would end in the dump. I've got a propane grill that I fixed up and use at the ranch. This weekend is going to be epic.

  19. I liked South Llano. We did a day trip there last summer. Nice river to wade and swim in. Wasn't busy. But there aren't the fun hikes you might have at Pedernales or Garner. It's pretty much just the river. If you have 2 cars you could buy cheap tubes and float a bit.

  21. Wife won the APH lottery (teacher day 1 eligibility) for today and I found a CVS vax appt a reasonable drive for Sunday. I'm kinda psyched for a few hours in the car alone.
  22. I read that it's possible all our st augustine is fucked. My yard is 60-40 Bermuda and st a - whatever works with minimal watering. Bermuda just doesn't grow under the best shade. Ugh.
  23. Upgraded my nasal irrigation from a 250 ml bulb thing to a 500 ml bottle. Now use 2 saline packets per. I recommend it.
  24. Most policies (I think) require "reasonable efforts" to help frozen pipes only on unoccupied properties. So leave heat on, or turn off water. But some policies mention reasonable efforts for freezing pipes, even for non vacant property. I'm a super interested what the heck that means re the age old drip vs cover argument. Or relatedly, is it unreasonable to have neither dripped nor covered.
