We didn't know about the active termites before we did the disclosure statement. We know we have to disclose it now that we know about it. Our agent has told us too.

This is a second home. We are probably going to do a tenting treatment and we will have to disclose it no matter what. I'm most curious about whether to do "no option period" or what. This is an old house and we've priced it accordingly. I just fucking hate the game with getting the disclosure and then having it massively used against you. It would be one thing if everything on the inspection is a legitimate concern, but it's not.

We didn't have any other backup offers at the time. It is the standard TREC contract. The buyer had the ability to renegotiate after the inspection. We couldn't reach an agreement, today was the last day of the option period and contract was terminated. They just wanted too much and it's still pretty early. Property has been listed less than 30 days and there's very little inventory, especially in our price range. Who knows what's going to happen, but we just felt like we could do better. Still trying to decide whether to change anything about the listing now. No option period? No inspection? Huge option fee? Do you say that in the listing or when they make an offer and incorporate it into the contract?

1. Human nature. Overly simplistic explanation for a lot of behaviors, but generally humans fear change and gravitate to other people who are like them. This fuels racism, misogyny, anti-LGBTQ and all of the rest of it. People also want to feel good by being right and hearing things that confirm what they already believe. My personal belief is that higher level thinkers know this about themselves and can turn it off because they know it's backwards. 2. Psuedo media types like Rush, the Fox news crew, Alex Jones, etc. They all learned how to make a buck off people's fears and ignorance. Their messages are consumed by many millions whose political beliefs and votes are affected by it. 3. Politicians themselves. In this democracy we elect politicians who are good at getting elected. They may not be good at anything else, like governing. They may have no conscience, no soul, no goodwill whatsoever for their fellow man. They are just good at getting elected. That means that they know if you tell a bunch of people what they want to hear you will more likely get their votes. Again, I personally believe that some people have just a smidge more critical thinking ability and are more skeptical. "You mean to tell me that you can provide me all of these great benefits from the government AND lower my taxes at the same time? Bullshit. No vote for you!" 4. The internet. It can be a massive echo chamber. It's also an endless source for #2 and #3 to spew their messages.

We are selling a home and we got a contract on the place. The buyer had an inspection done and, as expected, found a bunch of shit. This is an old house. We made a shitload of disclosures of everything we knew about and we knew a lot because we do all of the work on the house ourselves. Anyway, one of the things they found, that we did not know about, was active drywood termites. The buyer wants us to discount the price $60K and is telling us that basically the house is about to fall down from termite damage. It's all horseshit, of course. Some of the termite damage has been there for decades. There may be some active termites now, but they move slowly, from what I understand. We're going back and forth now about what to do. They have said we have to basically replace the entire subfloor and all of the damaged frame members in the house. You might as well tear the motherfucker down if you are going to do that. I hate this game. I've played it before. You negotiate and then the buyer uses the inspection to fuck your ass. I've talked to some real estate people I know about how to avoid this and their advice was to state "as is" or "no inspection" or "no option period." What I want is to disclose ALL of the shit wrong - and I will list it all - and negotiate one time. I don't want to run off prospective buyers, but I also don't want to play this fucking game. Any advice?

Former glass and window salesman here. You can't just replace one piece of glass in a double paned window. The two panes are sandwiched around a spacer bar that is filled with desiccant and then sealed with melted butyl. Even if you were inclined to try, I doubt you could get the outer pane completely removed. That butyl sealant is some sticky shit. Use a heat gun to melt the sealant if you want to try. Even if you were somehow able to do it, though, the space between the two panes will fog up instantly and look like shit. If you are inclined to do this yourself, it is fairly easy, but you will need to get an insulated glass unit made to do it right. They are custom made to order. You will probably fuck up the measurements if you try to do it yourself. So you will probably end up ordering two. You have to provide the position of the muntins (the bars inside the glass) with the measurements. Also, fucking with glazing bead is a challenge if you don't know what you are doing. You'll probably fuck that up the first time too. If it was me, I would pay the $350 to get this done once and done right. That's not outrageous.

Yeah, but what? Diaz and Dubon are no better as replacements for Bregman and Gurriel. Castro no better than Maldy. No one on the farm ready to take a spot. Only realistic hope for me is if Jake Meyers comes back and mashes and upgrades the offense at the CF spot. From there I think we just have to hope that Bregman and Yuli somehow find themselves. I just don't see the Astros going out and getting a big bat at the trade deadline.

It's crazy to me just how much our pitching is outperforming our hitting so far this season. Team BA under .230? Never would have thought. Bregman and Yuli sucking shit through a straw (except for Bregman's walk rate, which is saving his OBP) has been unexpected. I haven't checked them all, but it seems like just about everyone on the team is currently hitting under their career averages. Maybe it's the balls; maybe it is shortened spring training. On the positive side, the awesome performance of the both starting pitchers and especially the bullpen was also unexpected (by me). Team ERA under 3, Odo performing above expectations, Verlander back to form, Montero, Stanek and Neris being so good, etc. The only dark spots in the pitching staff, to me, are Urquidy underperforming a little bit and Pressly being a little shaky.

Their "logic" is built on two things: "If I think it, it must be true" and "If there is any seeming basis of support for something that I hear or read that I want to be true, then it has to be true." In this case, the logic is: Pandemic bad for Trump -> Dems want beat Trump -> Dems create COVID; Dems = evil/creating pandemic = evil. Ergo, Dems creating COVID just HAS to be true.

I was out at a beach this weekend and these 4 college dudes pull up in their boat. They look around and I overheard one of them say, "I thought there were supposed to be a bunch of girls here. This is just families and shit." That would have been me 25 years ago.

I heard Corey Booker on NPR this morning on my way to work. I like Booker. I was impressed with him during his presidential campaign. The first half of the interview, though, he was deflecting and not really answering the questions or saying anything substantive, just like all politicians. Then he said something along the lines of, "Congress can't really do anything because if they do they will be voted out of office. The political will of the people is driving this issue, just like every other issue, so it's the voters who have to change first, then their Congressmen will follow suit." First of all, I think he is absolutely right, as fucked up as it is. Politicians elected to Congress are not there to do what's good for the country. That's not just a cynical statement on my part, it's the reality. Because of democracy, people elected to Congress are really just whores to the voters and their campaign contributors, probably not in that order. They don't lead, they don't do anything proactively, they don't do anything to risk being re-elected, which means they try not to do anything politically unpopular. The big problem with this, of course, is that sometimes we have to do shit as a country that people don't like. Because of where we are as a country, "what people want" should not be the guiding principle, as we have seen, because what people want is sometimes bad. There isn't going to be a huge long-term grass roots movement that shows politicians that the political will of the people has changed enough that it is safe to enact meaningful gun reforms. Congress isn't going to take the lead and do the right thing because it would be political suicide for the ones who matter (namely 10 Republican senators). Long story short, ain't nothing going to change. More children will die.

I've had a boat down there since I was a kid. All the aggresive dumbassery has me less inclined to go, and never on a Holiday weekend. My family has had a house down there since before I was born. I've owned a house there since 2005. We are selling it now. This is one of the reasons.

I was in Port O'Connor for Memorial Day Weekend and there are a couple of beaches accessible only by boat where lots of people gather. There are "Let's Go Brandon" and Trump flags flying from boats aplenty. You get the scene. I overheard one conversation where the guy said, "I think the Democrats were behind COVID. I wouldn't put it past them." He was dead serious. So we have that going for us, which is nice.

This school shooting thing may have pushed me over the edge. The only thing really rooting me to Texas and the U.S. is my kids and my other family. As I've posted elsewhere on this board, my middle kid had some problems in school this year that were very hard to deal with. He's going to a different school next year, he's now on meds and receiving additional treatment. If none of that works and he still has a shit school experience then I'm selling my house and we're going to buy a sailboat and do the liveaboard thing and homeschool our kids for a year. See how it goes, reassess. My parents and brothers can come visit us in the Bahamas, Grenada, BVI, Azores, Greece, South Pacific, wherever the fuck we are. -
I don't know, gents, this might be the thing that breaks me. Strongly considering drastic measures to GTFO or take action. I've got three young kids. Heretofore, I have not been an activist of any kind. This issue gets to me though. I was driving on 610 near the Galleria in Houston a couple of hours ago and they were taking down the billboard for the NRA convention at GRB this weekend. I'm not sure why. Regarding law enforcement on the scene, I have a lot of questions and until more information comes out, it certainly does appear that there was cowardice, selfishness, ineptitude and deflection on full display. That said, those cops holding the parents back, I'm not so sure they were doing the wrong thing. Someone had to keep a perimeter. There were other law enforcement officers dealing directly with the evacuation of other students and confronting the shooter. It would have led to more confusion and possibly greater loss of life if frantic parents were allowed to storm the grounds en masse to find their kids before the threat was neutralized. A horrible, horrible situation for all involved, but I think we still need to try to view it as objectively as possible.

The gun issue is maddening. The answer is so obvious. There is absolutely no real downside to taking the only action that might have an effect on the number of mass shootings. Make assault style rifles illegal. At least make them a lot more difficult to get. Age limit? Yes! Background check? Yes! Waiting period, interview, watch list, connectivity between medical professionals and law enforcement? Yes, yes, yes, fuck yes! Every argument against common sense gun restrictions is either illogical or just outright stupidity. -If you take my guns then I can't overthrow the government if necessary. Answer: You can't overthrow the government with your AR as it is. Or with your 50 cal or tank or whatever in the fuck else you have. The U.S. military has puff the magic dragon and warthogs and shit. You ain't doing shit. Accept it and affect the government in the ways that are actually possible. -I won't be able to defend my home. Answer: Bullshit. You can still own handguns and shotguns (which should also be harder to get, but not impossible). Plenty of firepower to blow away a burglar, in the unlikely event it ever happens. -My right to own firearms is protected by the Constitution. Answer: Yes, it may well be. However, we live in a different time than when the Constitution was drafted. Do you honestly think that the framers, if they could see the shit that is happening now, wouldn't add a couple of qualifiers to 2A? If you don't believe that then you are being willfully ignorant. Things change, policy and laws have to change to adapt. To believe that one single document written 200 years ago is infallible and can effectively address every single conceivable situation possible under the sun is just crazy. Yes, it's a great, historic legal document. Changing it should be very, very hard and should not be taken lightly, but when the situation calls for it, like, say, when hundreds of schoolchildren are murdered in cold blood as a direct consequence of the easy access to firearms, then that is the right situation for change. I'm not going to continue. It's maddening. It's sickening. I'm beginning to hate all politicians. Whatever. It all boils down to guns vs. lives. Choose.

I don't think she was capable of feeling shame in that moment. When I first stopped all of her clothes were in a pile on the ground and she was facing us. Pretty decent tits, if I'm being honest. She was pacing around talking to herself. Then she attacked a sign. I think she understood that she was starting to draw attention so she gathered up her clothes. I don't know what happened after that. We drove by there later and she was gone.
