Starting plans for a treeless treehouse for kids and teenagers. 10'x10' and maybe 6-8 feet high so nothing immense but it's sorta in middle of a ravine that is tricky to haul stuff into so looking to minimize work. My question for the woodworking geniuses...can I get away with 4"x6" posts on each corner or do I have to do 6x6 posts for structural integrity? The 6x6 posts I'm looking at weigh 140 lbs and seeing if 4x6 will still do job while weighing less.

    ATVs

    ATV roll call. Thinking of buying one for our little 7 acre ranch and for when we go to beach. Good idea? Bad idea? Is 7 acres even big enough to have an atv? My family and I are definitely not racers nor daredevils (just two daughters, not boys) so if we go forward with this, it would be a basic type like a Honda Recon 250cc. Appreciate any insights or advice to stay the f away.
  4. I am a sucker for a good bowl of red beans n rice with sausage/cheese/onions and cornbread. So that 3x and once got a chicken fried chicken. Cfc was good, not great. I'm trying to get a stuffed pork chop at some point but can't time it right. Ftr, I used to be more regular at ragin Cajun but with this TB much more convenient, hard for me to cross 610 galleria for something similarish. Although must admit, RC cornbread > TB cornbread.

  6. Had early thanksgiving with one side of family. Bought a turkey from Ragin Cajun in houston. Was really surprised at how good it was. Do it if you don't love making the turkey
  7. We have become big fans of making large batch soups once a month. Generally about 20 servings or so and it helps reduce the weekday dinner drama since we freeze so many. Our rotations tends to be Chili (touch soupier than regular chili) Caldo de pollo (lots of veggies) Baked potato soup Red beans n rice (again, touch more soupy) All recipes are now to the "I'd pay for that" level. Though making chicken stock at home needs to be added, apparently.
  8. Agree on making rice night before. To your recipe, i added - chopped onions and Poblano peppers - more garlic - ginger - sesame oil - frozen peas and carrots - chopped ginger -pork I've done pork both times and super pleased. Going to do pork again one more time to just perfect and move on to shrimp.
  9. Seems like its fried rice season. I just made my second batch and it's pretty darn good. Key is lots of ginger and sesame oil. Also tried my first onion volcano. I'd call it UT football 2020, maybe 2011. My 4 year old was so excited and so underwhelmed. My goal is to maybe get to 2008 levels next time as I address my far too light touch on the rum. I have 36 inch and the cover and recommend both. in central Tx and no issues (so far). Spend extra $100 for 36 inch, won't regret it.

  11. Anyone been to Welcome, Tx store near Industry on 109? I'veve passed it so many times but never at a time where I'm hungry and it looks like it serves an old time burger (from the outside).
  12. That's right. I've always negotiated it away. So for 100k home (easy math), I offer 97.5k, lets say. Originally, home seller would net 94k by paying 6% in 3/3 split. This way, they net higher and i pay lower amount. Win win. The con to this is a realtor can show you many homes in 3-4 hours. My way, I've had to deal with logistics and could never see lots of homes in one day. More scattered. But well worth it in my view. Also, avoid flat paint. Cheaper but you'll regret it!
  13. Ask enough questions from your realtor that this is the last time you use a buy-side realtor. I was advised to never use a realtor when I first bought a home but I still did because was a bit hesitant. I realized I did most of work and analysis. I've bought a few homes without one since.....no issues and saved lots of $.
  14. Should have added this to message above but has anyone done minor tuneup to cylinder block pier and beam foundation and if so, how much did it cost?
  15. ouch. Was this for major issues? I just bought a house that has minor shifting and looking for a tuneup. Someone said it would be 1,500 or so and that is a huge departure from 35k!
  16. Live in spring branch, had driven by this place many times on way to banh mi n more (recommend) and finally swung by. Got tacos and a baked potato. I'd say good, well priced, not fantastic, but convenient. Good enough as a lunch place that it is now added to my rotation for sure. Habanero cream sauce is legit.
  17. fwiw, the fact that I can make all 3 meals on the griddle (never did breakfast stuff on any of my past grills) will make me prioritize space for a high quality griddle from now on. My grill has been relegated to ribs only lately (smoke) while I've made lots of different meals on the griddle.
  18. Does your friend close the gate to his land while he is gone or always leave it open? I'm sorta torn on what to do to minimize trouble during week, can see both ways having cons.
  19. Been a couple times to CR. Love it there but most unique thing I've done is stay at hotel closest to Arenal. Can't remember name but searching for hotel closest to Arenal should do trick. You sit on balcony, drink wine, and watch and listen to Arenal shooting out lava rocks while watching the lava flow down. Really great experience.

  21. Fwiw, our compressor in our 4 year old LG went out so hired repair man to fix. He said he thinks most refrigerators are much lower quality now than 20years ago (blamed china). He said he would buy LG (the irony) if he had to buy now but that average refrigerator life has decreased by a couple years siding expect much.
  22. Even these posts are success/failure. And sorry to mislead with the weak comment. They are not weak, they are very strong brands. I meant on premium scale and nothing else. And my mom owned a restaurant (not a franchise) for a couple of decades before selling and retiring. I am so sure how hard of work it is that I would never be an active owner in a restaurant. This is why my plan is to either be a passive investor to a passionate group that lacks a bit of capital or nothing. My childhood was spent at a restaurant table, playing Gameboy*, my adult life aint going to be. * I will whoop the shit out of anyone here on most Gameboy games.
  23. All of these posts are helpful. I've known guys who went broke and two different dudes who print money with numerous franchises each (one also Little Ceasars and another Taco Bell). I also know someone who sold their couple of Patron pizza franchises and it was average. Had never thought of fact that the guys I know who print $ both have "weak" brands, not premium brands. Hmmmm
  24. Yeah, it's a young ish franchise. Solid enough for a footprint, not solid enough to be super well known. So value is to be seen (and researched)
