  2. We had that same 4Runner but blue. If you can get a wider tire go for it. The stock tires were extremely narrow for that size vehicle. This would look really good IMO.
  3. I don’t think Rosario’s new location is open yet. La Fonda is a great choice especially if the weather is nice the patio is great. If you are downtown I would go to Pinkertons and do Texas BBQ. The atmosphere is really nice there as well.
  4. Garden style apartments are no more dense than most of these projects. A five story apartment with a parking garage below it is but that’s not the competition for these properties. We are doing a 46 unit project in San Antonio that no apartment developer would touch because of the topography and size. The second point is beyond short sided and makes no sense. What do you mean a business model of merely existing? They are builders and developers and have sold SF homes and developed communities for years. That is their business model, they are just diversifying what they are bringing to the market and what their customers are telling them.
  5. Should apartments be illegal? Homes are expensive and a lot of people can’t afford them especially down payments and closing costs. These communities will look better in 10 years than a low cost traditional SF community where the yards and homes are not maintained. I would prefer these down the street from me compared to the lowest product Lennar, Rausch Coleman and LGI are putting out.
  6. We are a subcontractor in the RNC business. We are currently doing 4 of these type of projects with another dozen in the pipeline. So yes more and more of these communities are coming but the developers are also having issues with securing funding. I am working with Empire on two other projects, one in Kyle and one in New Braunfels.

  9. We have for years given full size Silverados to our supers wrapped in our logos but we recently made the shift to crew cab Colorados with a camper shell and a ladder rack. You can’t really justify having 75 $50k trucks on the road. It was pure chaos the day the first few arrived, no one in the shops wanted to drive a mini truck.
  10. I work in construction and drive a F150. I haul stuff around but rarely tow a trailer. I get around 18 mpg 3.5 eco boost, that is the same as a 2016 4Runner that we had. If you do a lot of stuff around the house or travel a lot I can’t blame you for having a truck. I don’t want to put things like mulch, rocks, lumber in the hatch of my wife’s BMW. When we go to Port A my truck bed is usually completely full and the cab is being used by family and dogs. We couldn’t fit everything into a X5.

  13. Jesus. I would absolutely lose it. I can’t stand items that aren’t put away. Blankets shouldn’t be on couch unless in use. Nothing on counter tops. I keep a tidy house.
  14. Yes. He only had 9 offers and received them all in January 2016. Visited Missouri and Alabama and obviously committed there on signing day.

  16. I’m assuming that’s sarcastic but if not please go look at the CFs around the MLB. Chas is definitely top 10. His OPS is on the level of Benintendi who just got paid $15million a year. He is also better offensively than Yastrzemski, who is ranked ahead of him and 4 years older. The rest of the list is hard to argue with.
  17. Where to start… Me and buddy had fake ids and early release our Spring semester junior year so we got out of school at 1:21. We had nothing to do so we decided to go to Wolfies and drink beer and eat hot wings. We spend all afternoon there and then head to the woods behind his neighborhood to meet other friends. We are drinking hanging out in this clearing then I decide to take my Honda Accord instead of his truck and decide to off road it. I am ripping through these trails that we have done 100s of times in trucks and four wheelers but never in a 90s Honda Accord. All was going well until the motor blew up. I decide to get a tow truck so my dad doesn’t find out. Somehow cops show up Im drunk with a blown engine. I get a MIP and then the cop calls my dad because he owns it. So I’m fucked there as well. Dad shows up none to pleased, they tow my car and he drives me home. The next morning was not so great. Not as bad but funny. Me and a buddy are walking into a party with a shitload of Bud Light and Keystone as we are walking down the street a Harris County Sheriff sees us and spotlights us, buddy jumps behind a bush with the spotlights on him and I hide in neighbors lawn. Cop comes on PA and says come out now and he would be fair with us so we comply. He allows my sister who was a sophomore at UT home for winter break to pick me up. No consequences.

  20. Depends on the parking lot. There is a Trader Joe’s parking lot that I will absolutely use those spots because there is no other option. Also, I tend to park far away because of assholes and children that bang their doors against my cars.
  21. I can’t speak to the safety but the build quality on Teslas is not up to the standard of other major manufacturers. The paint, components and the actual fitment are major issues. The drivetrain on the other hand is very nice.
