  1. To buy in general. I would definitely put down 20% on any house. I worry with this market if buying makes sense. If we only stay 3 -5 years will we lose money with any remodeling and then selling cost.
  2. I appreciate the responses. It’s a weird situation to have plenty of money for a 20% down payment and still feeling that it’s not financially smart. We have owned 3 homes but never lived in them longer than 3 years because I have moved for jobs. Current house is listed for $620k in SA. We have an offer but it’s a contingent with appraisal. Which I have no idea what to think in this market. It’s 100% worth $620 but there are absolutely no comps in the last 6 months in our neighborhood.
  3. Some sellers are willing to offer a rate buy down. What price point home does a rate buy down outweigh a price drop?

  11. We had that same 4Runner but blue. If you can get a wider tire go for it. The stock tires were extremely narrow for that size vehicle. This would look really good IMO.
  12. I don’t think Rosario’s new location is open yet. La Fonda is a great choice especially if the weather is nice the patio is great. If you are downtown I would go to Pinkertons and do Texas BBQ. The atmosphere is really nice there as well.

  14. Garden style apartments are no more dense than most of these projects. A five story apartment with a parking garage below it is but that’s not the competition for these properties. We are doing a 46 unit project in San Antonio that no apartment developer would touch because of the topography and size. The second point is beyond short sided and makes no sense. What do you mean a business model of merely existing? They are builders and developers and have sold SF homes and developed communities for years. That is their business model, they are just diversifying what they are bringing to the market and what their customers are telling them.

  16. Should apartments be illegal? Homes are expensive and a lot of people can’t afford them especially down payments and closing costs. These communities will look better in 10 years than a low cost traditional SF community where the yards and homes are not maintained. I would prefer these down the street from me compared to the lowest product Lennar, Rausch Coleman and LGI are putting out.
  17. We are a subcontractor in the RNC business. We are currently doing 4 of these type of projects with another dozen in the pipeline. So yes more and more of these communities are coming but the developers are also having issues with securing funding. I am working with Empire on two other projects, one in Kyle and one in New Braunfels.

  19. The one thing you can always count on is City of Austin government being a complete incompetent piece of shit.
  20. We have for years given full size Silverados to our supers wrapped in our logos but we recently made the shift to crew cab Colorados with a camper shell and a ladder rack. You can’t really justify having 75 $50k trucks on the road. It was pure chaos the day the first few arrived, no one in the shops wanted to drive a mini truck.

  22. I work in construction and drive a F150. I haul stuff around but rarely tow a trailer. I get around 18 mpg 3.5 eco boost, that is the same as a 2016 4Runner that we had. If you do a lot of stuff around the house or travel a lot I can’t blame you for having a truck. I don’t want to put things like mulch, rocks, lumber in the hatch of my wife’s BMW. When we go to Port A my truck bed is usually completely full and the cab is being used by family and dogs. We couldn’t fit everything into a X5.
