  4. It’s a fine line for me. Played Wednesday, ordered a double before teeing off( charity work tournament) played great for a few holes while I slow sipped a few brews. Took a fireball and drank a few more beers and my game fell apart on back 9. Had 2 former college golfers on my scramble team so it didn’t matter, I’ll I was there for was 4 putts and 1 chip and 1 8 iron.
  5. I use my SUVs too much like trucks. The back of the 4Runner is pretty banged up from hauling plants, mulch, wood, grills, wet dirty ass dogs, furniture. The X5 doesn’t get quite the same treatment but I did buy mulch and plants in it over the weekend.

  7. Roommates girlfriend in college got a blue pit that was an absolute hoss. Gf was trash but Levi was the shit and I would take him places and TXS says people just look at you completely different. I got a lab a year later and not the same experience. He was friendly to people but was extremely dog aggressive.

Forgot to take a photo but at the Rangers game this weekend in the assigned parking lot and this asshole in a LWB 350 with his hitch still on, not just a ball but an anti sway hitch was backed into our spot about halfway. We were in my BiL’s tundra so we ended up almost blocking the aisle. People threw beer cans all over his truck when in reality it was the 350.

  13. I live in Austin and don’t know much about Bloomfield. We do plumbing, HVAC and electrical for both Weekley and and Highland. Both of them have a good reputation and build a nice move up home.

  16. It’s kind of a mixed bag. Over the last few years they have used their size to force manufacturers to give them rebates which allow them to put better products in their homes. They are mostly using the same contractors as nicer builder because there just aren’t that many. We do Horton, Pulte, Kb but we also do custom, Perry, Toll Brothers, Taylor Morrison and other move up builders. But they are the largest builder in the US, although with all of Lennars acquisitions they are giving them a run for their money, so they cut a lot of corners to same money. HVAC will be the cheapest Carrier system they can put in. Windows will have the lowest rating that they can get away with. The house will have T Ply as sheathing, so Hardie-TPly-your homes insulation. They will have a very low spec with Moen, Kohler, tile, cabinets and countertops that will run a good amount to upgrade. Express series has no options. They use very few plans and exterior claddings so you have to be ok for the neighborhood to look the exact same. They have gone mostly to 35 ft lots but in the $600k range I hope I am incorrect about that. The final thing is their builder in the field, they hire entry level kids right out of A&M, TxState and Tech’s construction science programs and incentivize them by low salaries and bonuses for how quick they can build the house. This is where most issues come in. If you go this route you need to be at your house at least once a week being a PITA. They may not like it but the house will be much better off because of this.
  17. I hate to make it more broad but it is a lower wage employment issue not just restaurants. My wife is a NP and her medical practice here in Austin can’t find or keep MA’s. You know why they pay $15/hr. I have been looking for supers ( this is not low income this more of an industry skilled labor shortage) and entry level helpers for months and have received very few super applications and less than five for helpers. There is a major shortage in the low income hourly work place.
  18. I’m going with no by August. We still don’t have material that we needed for the 1st quarter and plenty of our 2nd quarter material is no where in sight. We have paid ransoms on steel pipe of over $100k just to get material. One major issue I see coming down the pipe is the back log of housing closings. We are in all 4 major markets and did over 13000 houses of plumbing last year plus another 8000 of HVAC and electrical, so we have a pretty good sample size for the Texas market. We keep getting grounds released but we aren’t getting top outs builders are starting record number of houses but they are just sitting for weeks or even months depending on the builder at stages they never used to. Build times are getting even longer. For instance KB used to build in 100-110 days consistently but now we have houses that have taken 160-180 days. The time just keeps creeping up. Also it seems to be a new issue every week that then creates a different material shortage and that in turn causes more delays.
  19. I mean if you are TE or an OL and you have the opportunity for ND right now it would be hard to pass up with their recent success in the draft.
