  1. I hate to make it more broad but it is a lower wage employment issue not just restaurants. My wife is a NP and her medical practice here in Austin can’t find or keep MA’s. You know why they pay $15/hr. I have been looking for supers ( this is not low income this more of an industry skilled labor shortage) and entry level helpers for months and have received very few super applications and less than five for helpers. There is a major shortage in the low income hourly work place.
  2. I’m going with no by August. We still don’t have material that we needed for the 1st quarter and plenty of our 2nd quarter material is no where in sight. We have paid ransoms on steel pipe of over $100k just to get material. One major issue I see coming down the pipe is the back log of housing closings. We are in all 4 major markets and did over 13000 houses of plumbing last year plus another 8000 of HVAC and electrical, so we have a pretty good sample size for the Texas market. We keep getting grounds released but we aren’t getting top outs builders are starting record number of houses but they are just sitting for weeks or even months depending on the builder at stages they never used to. Build times are getting even longer. For instance KB used to build in 100-110 days consistently but now we have houses that have taken 160-180 days. The time just keeps creeping up. Also it seems to be a new issue every week that then creates a different material shortage and that in turn causes more delays.
  3. I mean if you are TE or an OL and you have the opportunity for ND right now it would be hard to pass up with their recent success in the draft.
  4. This made me look up the value on my 2016 with 70k miles. KBB claims it’s worth 33k I paid 42k in December 2015.

  8. The problem is that is from 2018. The last year has accelerated the California migration even more.

  10. Builders don’t have land or materials. I deal with builders on a daily basis. There are some who are actually slowing down not speeding up. Builders may catch up but it won’t be within a year. Also I don’t think sitting out helps anything. Prices aren’t going down.

  12. What’s funny about who the Packers drafted? No pick last night was swaying Aaron one way or another. Did you watch the NFC Championship game? Kevin King got burned over and over again. They need to build the best roster and the secondary is a weakness. The Packers had the number one offense in football last year.
  13. I thought this way and didn’t buy in Austin for years because I wasn’t ready to move out Barton Hills where we had a great rental that was pretty much rent controlled. Finally built a house off of Wm Cannon in 2017 sold in last year at the beginning of the pandemic and made $120k after everything. Houses in that hood are now selling for an additional $100k and the house we bought in Westlake is worth $200k more than we paid for it last year. If we would have never bought the first house we never would have been able to buy the house we are in now. I was 32 and my wife was 30 when we bought the house of Wm Cannon.
  14. I used Golftec here in Westlake and they have been very good. Prices the same as golf galaxy or PGA super store but I was able to customize my shafts a lot more for my woods and driver than they will do at the big box stores.

  16. Hate to be excited about this but I definitely know the roster spot could be filled with a better player. When he dropped that pass over the middle in the spring game my first thought is I hope Sark filters him out.
  17. I don’t know your age but Austin Sports and Social is pretty good if you are younger.
  18. Had my first shot 4/15, Pfizer. Caught the Vid last week and tested positive on Friday. Still a mild case but 102 fever, 114 heart rate and a sore throat so rough it was difficult to swallow.
  19. That’s nice. If I could eliminate mistakes in my short game I would feel so much better about my game.
  20. Yes that one. It’s been pretty good. Only 5 episodes through season 1. I would recommend.
  21. Pam said they do not plan to raise dues much going forward, just initiation. I am sure that is probably just a tactic to get us to join but I hope that to be the case. The monthly fits what the club is but if goes up a lot more it would be more than or equal the Hills.
  22. Ya it’s definitely gone up from when we inquired last year. They also told us they plan to go up even more by the end of the year. I can believe it when you compare the cost to anything else in the area. We went ahead and joined yesterday. Probably in the wrong order but I was just trying to get a feel of how the golf community there was. How are tee times right now outside of Saturday and Sunday morning? A lot of my friends in Austin don’t love golf so I was wondering if people are open to me joining their tee time. I am also interested in just playing a round of two per week in the afternoon by myself as I have been working on my swing a lot lately.
