Pretty tough question but when do you know it’s time?
Our 13.5 year old lab is mentally there and still eating but she has a giant tumor on her paw and can’t go on walks anymore. She has also lost control of her bowels. She is pretty much pooping in her sleep every night or every other night even though she goes right before bed. It’s really hard to think of her gone but I don’t want to keep her around for our sake. She still waits by the door every time we come home excited as can be and by my side of the bed every morning even though one of us is up in the middle of the night tending to her. She is super happy it seems.

More guys from winning programs can only help. Sometimes you have to learn to win. We have the talent and hopefully the scheme to be the favorite for every game on our schedule besides OU. Need some guys to drive the point that losing isn’t an option.
If they can make money off of their names and likeness, can they hire a manager/ agent to represent them for money making opportunities?
Obviously most players won’t make shit but if you are a top player there is real money to be made on appearances and on social media.
So he bought a house here because of Rogan and then does a fake segment shitting on Austin with a no talent hack like Whitney Cummings. Saw a 1 minute clip definitely can’t listen to that dipshit for over an hour.
I don’t want to be a complete optimist / Emu but I really don’t think this a bubble just a correction for Texas with having extremely cheap homes compared to other parts of the country with similar economies.
Honestly idk but my opinion is higher prices are here to stay. The MSRP on vehicles has increased more rapidly than in previous years but probably not at this premium. There was an interview with the CEO of GM and this has shown the light on that they don’t have to build cheap cars. They like the profit they are making on fewer more expensive trucks and SUVs. They also are loving the demand and not having to carry so much inventory. It will ruin the car dealer industry if there are not 1000 F150s in Austin in stock to look at though.
It’s a fine line for me. Played Wednesday, ordered a double before teeing off( charity work tournament) played great for a few holes while I slow sipped a few brews. Took a fireball and drank a few more beers and my game fell apart on back 9. Had 2 former college golfers on my scramble team so it didn’t matter, I’ll I was there for was 4 putts and 1 chip and 1 8 iron.
I use my SUVs too much like trucks. The back of the 4Runner is pretty banged up from hauling plants, mulch, wood, grills, wet dirty ass dogs, furniture. The X5 doesn’t get quite the same treatment but I did buy mulch and plants in it over the weekend.
