i submitted my online protest for a property in hays at 11AM. the hayscad portal is 1980s-like garbage--but whatever. it gets the job done.
their valuation was 429K. i suggested 415K.
by 1PM they offered 407K. i took it, done deal.
hayscad NEVER counters below my protest value.
good times.
and yet, everyone pulling for the guy to succeed never saw red flags or caught whiff of his business-specific flaws.
people defend his questionable business practices to this day.
it seems like everyone operated in their self-interested silos.
failure was preventable.

but a simple pros/cons analysis indicates "sell" on this venture. too much drama and bad publicity to overcome. if i wanted to burn $$$ for public embarrassment, i'd take one of the exes to a bar after the noon booty call.
it makes complete sense when people are in your ear, reminding you how great you are.
throw in tax incentives with anchor tenant clout and you get a recipe for disaster.
not a good look for the city of buda. wasted tax payer money on a couple with excellent bbq skills, but questionable business practices and no experience running a b&m eatery.
