  1. Live in San Francisco and active in local politics here. Just my assessment, and it’s not a minority one.
  2. No - the regulatory framework driving supply constraints is. Are you seriously going to argue we’re not in a housing crisis? “Disaster” is subjective, but it’s the only word I can think of when affordable housing projects are shot down to save parking lots and a NIMBY boomer single-handedly throws our best public university’s admissions into chaos. SB 9 was a positive step forward but from what I’m hearing the economics still don’t make sense to build housing where it is most needed.
  3. CA is such a disaster. It’s obviously early, but do you get a sense SB 9 will spur development? Also, are folks taking advantage of Prop 19? Anecdotally it seems like there’s not enough awareness of it.
  4. I chortled at the passive aggression in the proxy from Skadden and WSGR making it clear they had to negotiate definitive docs in like 16 hours for this bullshit.
  5. That’s sort of interesting to think about. Had he actually done that diligence and received information about the bots that would make him want to back out, he’d arguably be in possession of material non-public information. Twitter doesn’t disclose that information and obviously wouldn’t agree to cleanse him, so he would have been locked up in his position for…a while? Who knows when that info goes stale. I have no idea if he was acting on advice at the time, but agree this sounds like buyer’s remorse.
  6. Yep, it was incredible. For background, they are only non-members of the Fellowship of Friends cult to farm their vineyards, who produced the legendary Renaissance cabs. Along with Dani Rozman, they are making some of the best wine in California right now in North Yuba County. Smoke damage was bad in 2020, so to remove the skins they did a white cab (which was ok) and then this sparkling. Most places in SF are cellaring it so we were lucky to get a bottle. I know the old David Keck places in Houston have a relationship. Also, Partida Creus imo.
  7. Frenchtown Farms, imo one of the most exciting producers in America right now. Snatch up any of this that gets to Texas.
  8. Why would Twitter bother to negotiate? They specifically got specific performance and Elon’s personal guarantee as long as he has the debt financing. And they can sue him to try and obtain that financing.

  11. Yes, I’d nonetheless be surprised that Austin’s homeownership rate is only 7% above San Francisco’s, which has had affordability problems for much, much longer. Settle down there chief, just seeing conflicting numbers and wondering what is correct.
  12. Those who graduated law school 2010-2011 had a really roughy start getting off the ground, but everyone after was fine (in Texas, at least). To hit the point of this thread, I’d say a defining aspect of millennial lawyers in biglaw is (a) a deep appreciation of actually having a job after having experienced the recession and (b) a total lack of faith in equity partnership.
  13. Rent control in Texas is an interesting issue I’ve wondered about. It’s a legacy from ‘70’s progressive movements in blue coastal cities and I think most recognize the disastrous effects it has had on housing markets, but nonetheless live with it because there’s no painless way to transition out. Progressives, of course, still advocate rent control along with many other strict tenant protections. Austin may be a liberal city, but I have tough time seeing voters stomach rent control or measures to severely curtail evictions. Also, I’m seeing census data from 2019 indicating 45% of Austinites are homeowners (which seems surprisingly low) and recent articles citing studies that the figure is 75% - anyone have and idea what the actual number is?

Well, to be clear, SF has terrible public schools and a catastrophe of a public transportation department, and I only raise that to point out that this is because of the Prop 13 system, which starved municipalities of property tax revenue and put the burden on the state and an ever-dwindling number of new homebuyers. I think rate adjustments and an income tax could make sense for Texas, but the California model would be a disaster.
  16. Yeah I was pretty surprised that I devoured that po boy after snacking all day, that gravy was fantastic. For sno balls, did the pretty baby (nectar cream and vodka) and green goblin (absinthe, lime and Cointreau).
  17. Went to check out Breakaway’s since Ian McNulty has been raving about it. Had the daube po boy with garlic fries and crawfish fritters - pretty great. It’s in the Marigny in the old Lost Love Lounge spot (RIP), so pretty hipster, but I welcome seeing a new place doing elevated New Orleans cooking, a rarity nowadays. Oh, and they do boozy sno-balls too.

  21. Clancy’s. Crabmeat salad and shrimp remoulade are non-negotiable. Gumbo and speckled trout for entrees. And there was an ice box pie for dessert.
  22. Saint Germain. Fried chili shrimp (incredible) and hangar steak, with Lopez de Heredia Tempranillo. Lots of tourists now with the James Beard nom, but still an easy bar spot.
  23. Fessin’ with crawfish Monica and a cochon au lair po boy (Kermit Ruffins in the background). Damn I’ve missed Jazz Fest.
