  2. Oakland was 1500/100k last year, triple Austin. East and West Oakland are wild, all this outrage is sort of stupid because that area is worse than that around Hobby Airport. Awesome tacos tho.

  5. I mean, there are many law-school exam arguments you could make here, but I’m just a corporate guy and I give practical risk-based advice based on the totality of situations we see. As you seem aware, “insider trading” is not a bright-line law but a legal judgment. If a client came to me and asked “Yo, if a cabin door blows off and as we’re plummeting down 30k ft the captain barrels the aisle and whispers to me this is because of a fatal defect impacting the whole fleet and then tells me what his finance bros are thinking about FY25 earnings and preliminary thoughts on FY26 revenue and op margin guidance and I manage to get some wifi to YOLO puts and then just as the order goes through we right-size ‘Almost Famous’ style and I wake up the next morning ‘Radio on the Internet’ rich, do I have anything to worry about?”, I’d probably say that wouldn’t be worth the Enforcement Division’s time given how unique the situation is and regardless worth fighting for depending how many commas you’re worth and if your car doors now go “like this”.

But seriously - you would be observing an event in a public space and making an inference about what happened and its significance. If something happened and the captain announced, “That was the result of a massive defect, we are making an emergency landing and the company has just grounded all 737s” then yeah you would be tipped.
  7. You aren’t receiving information from anyone, you are observing a public event and making an inference. And you aren’t misappropriating information either, so I don’t think there’s a basis under either theory. But if you were an Alaskan employee who had real-time knowledge of the incident and shorted the stock before it made the news, yeah you’d probably be fucked.

  10. It’s not a very interesting question: Invitation Homes explains it clearly: We have not been building enough housing. There certainly is some nuance here. Institutional investors own a negligible (like less than 1%) of SFHs in the US, but have heavily targeted areas where housing affordability is most strained - growing middle class communities, as the INVH prospectus explains quite bluntly. Would prohibiting such institutional investment be a net positive in those areas, or in general? I am inclined to think so, sure, why not. Would it have a material impact on housing affordability? No, not really. And I press this point because “Blackrock” has become a bogeyman in the housing wars, a convenient scapegoat for both progressives and conservatives to divert blame from the actual culprits: themselves. It’s NIMBYism all the way down.
  11. No, it’s a consequence of fifty years of NIMBYist housing policies obstruction. Institutional investment getting into single family housing is a sympton of the supply-demand imbalance, not the cause.
  12. The hell? You went to the epicenter of tourism, what did you expect? There is an entire city outside of the FQ. (There’s also a Cafe du Monde in City Park with no tourists).
  13. We usually stay at least a week to visit family and friends. During the WFH era we had a few multi-month stays. Woof. I try to get to the gym every day during the party visits. Uptown Fitness is a nice little gym off Prytania and Lyon, and Ochsner has an awesome facility in Shell Plaza. Both have $10 day passes.

  16. Well, volatile acids are a natural part of wine; they are considered flaws past certain levels. Same with Brett. But there’s a big part of the zero-zero crowd that celebrates this (that NOLA bar included). That’s fine and all - I like me some Matassa and Partida Creus - but it seems to be a waning trend. All the new California cool kids aren’t nearly as into the natty thing.
  17. Yeah they are on the natty end of the spectrum. I think the whole glou glou thing will blow over, so to speak, and frankly already kind of has. There’s a time and a place but I’m generally not a fan of mouse and VA.
