The 50-year mortgage will just drive prices higher. Any market mechanism to lower monthly payments will be offset by price appreciation until mortgage payments rise to what the market will bear… which should settle around the same before the 50-year option is created. The initial demand increment will drive price further, so we all get fucked with greater insurance and property tax liability.

Which AI models/wrappers were most helpful to you and what did your prompts look like? I'm in DFW but searching the Denver metro area as an exit-from-Texas opportunity. Seems the whole front range offers 1/4 of the volume of opportunities I see in DFW, but this could be a welcome change for me. And I'll have to find a furnished, midterm rental if I do find a new employer to start with in Denver. -
