  4. We've been at least in the top-10 for most of that tenure and recruiting rankings from 4 years ago don't make a shit when those classes have graduated or portaled in/out over their eligibility. Any market mechanism to lower monthly payments will be offset by price appreciation until mortgage payments rise to what the market will bear… which should settle around the same before the 50-year option is created.
