  1. 2020 F150 3.5 Ecoboost. Just returned from 3000 mile Colorado trip. 13/17 seems about right for the trip. Overall average 16 mpg. Large percentage of highway driving, although it was above 2000 rpm at 90 mph. I think a more sedate 70 mph on the highway would have netted a higher mpg, say 19 or so.
  2. 37 year old santos. Wear these 2 almost every day.
  3. I am on a hiking trip and did not wear it. Will post when I get back.
  4. I have one. Bought in 1984 and have worn it daily since. SS/Gold. Been cleaned twice in 37 years. Still looks great and keeps reasonable time.
  5. I am in the Colorado mountains about 1/2 the year. Have the '20 platinum with 3.5 ecoboost. I think it is the best engine out there for altitude.
  6. Aaron Little is a very talented gunmaker. I have seen his work. If you want to go one step higher, Todd Rameriz is right up the road from Aaron in Alba. Todd built a rifle for me years ago.
  7. Barton Creek resident. Was not happy to see me.
  8. The old days. My wife and I lived in a new from the studs remodel in Travis Heights for $90/ft in the late 80's. New kitchen, new bathrooms, and plans for a 2nd story addition and 2 car garage. We thought we would be wasting money adding on. In those days, cars on blocks were common and none of our neighbors spoke English.
  9. I started early, was lucky to finish childhood and sorry for the emotional pain inflicted on grandparents. At 5, grandfather was teaching me how to cut hay bales when feeding the horses/cows. First one, I slid the blade under the twine and pulled up just like he showed me. Cut the twine and knife went into the socket just above the eyeball. Blade slid on top of the ball. Very lucky to not have a bad ending with that one. Healed up nicely and grandmother was babysitting while parents working. I showed her Superman on TV and I wanted a cape. She got out a towel, made a clasp, and I paraded around the house as Superman. While she was not looking, I went outside to conquer robins, red birds, spiders, etc... Thought if I concentrated hard enough, I could fly. My inaugural flight from a raised porch ended on the concrete sidewalk. Head split open. She held my head in her lap as she drove to the hospital. I still remember her dress and front seat being covered in blood. It took awhile for her to recover from that one. A few years later, Evel Knievel was the man and I loved jumping my bicycle off ramps. My other grandmother had a wire clothesline at the end of her yard and then a moderate slope of about 10 feet from there to another flat area. My 12 year old brain did some complex math calculations. I could build a ramp under the clothesline, launch and land on the downslope just like I had seen Evel do on TV. Made my ramp, was able to reach desired velocity.....and launched into the last wire of the clothesline with my face. It cut all the way thru between my chin and lower lip. Another mad dash to the hospital, driven by an upset grandmother who could see my teeth while my mouth was closed.
  10. I have flown qatar, Emirates , BA, Delta, Lufthansa and others. Qatar is the best in my opinion and the least expensive. Round trip to Africa has always been less than $4500. Stellar service, private pod, good food and wine. I enjoy the 5 star layover Oryx hotels in Doha. If you can stay awake, about 10 pm, some of the best looking women in the world show up to the jazz clubs, trolling for billionaire sheiks. Yes Weather is too hot, humid and sandy so I don’t do the markets, tourism stuff.
  11. 59 years old. Been on 0.75 weekly injection for 3 years. Cardio/body weight workouts daily. Lost 4” in waist size and 20 lbs of fat over time. Eat normally and drink regularly. I highly recommend for old guys that are slowing down.
  12. I was a real estate appraiser in the 1980s. Residential property values in Texas dropped around 40% from 1984ish to 1989ish. Commercial valuations dropped even more, probably 50+%. It was a brutal time. In Houston, several large subdivisions had every single home foreclosed on. People paid $100-120,000 for them new with all sorts of points, closing costs, etc.. included and minimal down payments. Values went down to $60000+/- if in great shape, $40,000 if trashed. Entire neighborhoods just walked away. Our office did numerous condominium projects where every unit had been foreclosed on. We did most of the Galveston condominiums that were financed by Gibraltar. Every vacation unit owner walked away. In Austin, we did 1000s of NPC, Milburn, etc... tract home builders that had minimal down payments and lots of financing costs built in. In San Antonio, we did 1000s of Ray Ellison foreclosures. Probably the largest declines overall. His incredibly cheap quality builds deteriorated quickly and he built the most financing, furniture, pools, etc... into the price. Very sad for a lot of families. To pay $125,000 new and 4 years later be worth $50-60,000. The change of the tax code destroyed the commercial market. Overnight, apartment projects were worth less than 1/2 of what they were. Cap rates? 20-30% after the change in tax code and lack of financing. Units traded less than $10,000/door. It became impossible to sell a strip center. No tenants and no financing. Lenders were giving them away. Fourplexes in Austin were renting for $500/unit and lenders could not sell them for $40,000. Class A buildings were owned by the lenders and they became landlords since they could not sell them. Vacancy rates were over 50% and rents were $0.50 to $1.50/ft.
  13. He is a hunter also. Killed a 200" deer last year on a South Texas ranch. His guide is a friend of mine.
  14. Hot Dr. Pepper. Mom/grandmothers used to warm Dr. Pepper on the stove and serve to the kids in the winter. With a slice of lemon. Very good on a cold(Texas) day.
  15. Lefty here also. Carry AIWB every day at 11-11:30. G19 w/RMR or LW Commander. Able to draw effectively from seat with belt on. Hardly ever practice it, but seems to work OK.
  16. Don't own one but have friends that do. Apparently, the gas operating system can't take the higher operating pressures and are prone to failure. My friends use specific M1 Garand ammo or load their own. Typically 150 grain soft points running at a pedestrian 25-2600 fps.

    TexMex

37 year fan of Armando's here. Queso Flameado appetizer, rare+ Armando's cut filet, sopapillas for dessert. House margarita for starters and a nice bottle of red with dinner. Guaranteed panty dropper for the wife of 35+ years.
  18. My background and training is with the 1911 platform. Still love it, but like a mechanical watch, it needs care and maintenance. Love the trigger. Glocks don't need care or maintenance on a routine level and I have transitioned to them over the years for every day carry, training modules, etc... My EDC is Gen 5 because of ambi slide release and I am a lefty. I have 3 in my rotation and all have Dawson suppressor height fiber optic sights, Zev triggers + one Timney trigger. All have RMR capability and I will go thru phases of dot and no dot. Anyway, the stock trigger is advertised 5.5 lbs stock and has a two stage take-up. My gauge typically measures them at 5.5 to 6 lbs. There are a lot of after market systems that lighten both the take up and final stage. Some will shorten the take up, speed up reset, etc.... You can get what you like. Personally, I like a pronounced and light initial take up with a light, predictable wall. My trigger pull is two stage. Take up the slack, make the final pull. I train like that and speeds are based on how fast I can put the combination together. On mine, the Zev comes in at 3ish lbs(that is after 1000s of rounds). Today, I shot a 5 shot string from concealed at 10 yards. All within the 8 ring. 2.75 seconds total. 1.82 draw to first shot and 0.23 average splits. At 5 yards, 1.94 total. 0.97 to first shot, 0.24 splits. Not the fastest guy around, but pretty quick. I think the trigger helps me with accuracy and I have found a platform I like. I have 1/2 dozen platforms I don't like. People are different. I like fooling around with EDCs. My 1911 is custom built and I baby it, change out the mag/recoil springs, load ammo to my feel of optimum recoil/slide function. Same with the Glocks. I change out the triggers and sights. I also have a pair of 30S that I switch out to when I'm feeling .45ish. They have Zev parts, fiber optic sights, etc... My business partner wears a Gen 5 19 every day. His is totally stock, including plastic sights. He shoots lights out and is instructor level good. He never changes anything, just shoots every day.
  19. I carry Gen 5 19 on a daily basis. I like the Zev Pro flat face trigger the best. A little over 3 lbs on my gauge with great take-up and a predictable wall. Like holsters, everyone is different in what they like. I have drawer full of Gen 5 trigger systems that I do not like for one reason or another. The other Zev parts don't help my shooting so I don't need them.
  20. We have written contracts in Steamboat, Breckenridge and Pagosa. Each has their own unique attraction and reasonable airport access. Aspen/Snowmass is unaffordable at $2000+/ft and Telluride is now eclipsing $1000/ft.
  21. Good luck! Wife and I have been outbid 5 times in the past year in Colorado. We fly up to see property 1st day on the market and make full price offers, close quick and lease back for ski season at no cost to seller. We have not been close. Last person outbid us by $400,000. Prices are escalating in the established areas.
  22. We were members of Lost Creek. Pre-shut down it was easy to play mid day during the week. Last summer, tee times were completely full all day, every day. We dropped because impossible to get tee time for wife and I. Always placed us with another group and she did not like it. Way overcrowded.
  23. Hilderbrand Jewelers on 620 does a lot of Rolex refurbish work. Rehabbed my President and did a great job.
