  7. Old UT roommate and friend going back to 1st grade sent me this back in July when Beryl hit the Texas coast. He was in Colorado and lost power at his house for quite a few days near the Galleria. He stayed in CO.
  8. Yes, but I think for most of these properties it's going to be a simple -- "yeah, it's a total loss situation and there's coverage because it's fire so start the process." The policies are pretty straight-forward from there. Where you run into snags is on the personal property/inventory portion with many carriers. That won't have any bearing on starting the process of demo/debris removal.

  12. Smoke and soot damage is a thing. Without knowing too many specifics in your case, I'd probably pursue a claim -- unless the remediation cost is under say $10K out of pocket. This *should* be coded as a cat loss (I think) which doesn't count as much (it's not supposed to count at all but let's be honest, it's on your claim report so carriers are going to base decisions on this).
