  1. Anyone have a good summary on points and why they might make sense? We had our appraisal come in oddly low ($50k less than we did a HELOC two years ago even though home values are up 10-15%) so we're starting over on our refi. Broker said he could a 3.75 zero point cash out refinance. That sounds good but made me curious about points.
  2. What's insane is this was only 3 weeks ago. A week ago we'd be open for business by Easter.

I'm in underwriting and already did an appraisal. I shouldn't even bother right? There's no telling what's going to happen, no? I also had an assurance from the lender that if rates are lower after I'm approved they could float down.

Its seems like the big question is going to shift from (1) can we contain this to (2) to what extent can we keep it contained while restarting socializing sufficient to have a functioning economy. It seems like (2) is what places like China, South Korea and Singapore are struggling with now. Maybe Italy soon based on the posts above. It seems like the United States is still struggling with (1) due to our half and inconsistent measures. I have trouble seeing how we can loosen things up to allow economic activity to ramp back up while keeping the curve sufficiently flat to not overload the hospitals. Seems like we're going to be at least our current level of shut down until herd immunity or a vaccine, no?
  7. I've been expecting months. We're not going to fix hospital capacity issues in 4-5 weeks. As soon as you go back to normal, there will be another overwhelming spike.
  8. With smart messaging, voters can take what they want out of the ticket. As a progressive, I'd feel a lot better with Warren on the ticket. She would be a hell of an attack dog.On that note, Biden owes her for taking out Bloomberg.

  13. If there is to be any silver lining in this it will be that it forces a national moral reckoning and the political backlash puts Democrats in a position to get some of that big structural change to address all the greed and fucked up incentives that made us so vulnerable to this.
  14. I locked the same rate yesterday morning, though bigger loan but still conforming. I got a promise to float down if rates are lower after approval. Things are so volatile and, the prevailing view seems to be to lock quickly. I defer to our resident mortgage experts though.

  16. These numbers are all very different and indeed bathshit crazy. The lender who quoted me 3.875 also said we could "float down" if rates dropped after I'm approved. That's a bit reassuring because I could see rates settling back down once the dust settles. I could also see everything collapse.
  17. I guess my dilemma is trying to find that broker when I want to get the refi done pretty fast. There are a couple local ones that come up on Google, good reviews and local offices. Guess I'll try one of those to get a non-institutional quote.
  18. Yes, 30-year fixed. So 3.875 is not too bad then? This is a little embarassing but I just realized the difference between a mortgage lender and a broker. I've been talking to 3 lenders--one from the institution who owns my current mortgage, one who did the mortgage when we bought the house 3 years ago, and a third who does deal for a family member who does a lot of residential real estate. Should I talk to a broker?
  19. Does cashing out if the LTV is still 75% or less matter? I got quoted 3.875 today, which still seems high with the rates your throwing around. My wife's middle score is 725. Conforming loan. 3.5 would be great. I'm close to just doing the 3.875...saves a half a percentage point and I can get the cash out I need before the whole economy goes in the shitter.

  22. As far as I can tell there's zero guidance about public interaction for a non-high risk person who has not know to have been exposed. People going out are dumb but it's not like anyone with authority is telling them not too. The incompetency is going to likely kill 100s of thousands more.
