  1. 2-3 years ago I looked around on pricing, and I didn’t get all the craze over it because it didn’t seem like that much of a price break, if any. Depending on what size you need, I’d look for a nice rv or mobile home.
  2. Houston has HAR. You can look at what has been listed for rent in the past 6mo/12mo/24mo and see what actually rented for what rate. Better data than Zillow, but you can make Zillow work if you don’t have a HAR like site available.

  4. Wow. Lots of work there. Finished up? Just saw you asked what part we were at. We have a place on Grover that we stay at some when not AirBnB’d. We stayed there thanksgiving through first week of January because we figured this was the last time we’d have a chance to do that with the kids stopping home school.
  5. Several threads this might have been better for but I’ll try here first. I have a low income triplex I’m rehabbing with cinder block exterior walls. I’m going to frame the inside and put drywall up. I want to keep moisture from getting in and rotting the framing or ruining the drywall. Options to do that seem to be: - exterior paint made to block water penetration (needs to be painted anyway, so this is happening) - 6 mil poly on interior wall before framing - painting interior with similar paint as exterior before drywall - just using the insulation board that has the foil vapor barrier on one side Seems every asshole in the internet has an opinion on this, and surly has a lot of assholes, so I figured I’d ask.
  6. Troph have you used the ductless enough in your projects to prefer one brand over another for any particular reason (whether it is reliability or price or whatever)?
  7. As others have mentioned, you may want to look hard at those Airbnb numbers if you’re really in that good of an area. I’m not a fan of the STR mgmt companies because of how much their cut is. I have 2 airbnbs that I’m an hour away from. If you have a good cleaning crew and know how to work a phone you don’t need to spend 20-30% for it to be managed. Oh - don’t plan on cleaning it yourself if you do go STR. So you bought it cash? I know some hate debt, but rates are still historically great. Get your cash out cheap and go buy your second. And third. More than likely you’ll have multiple potential tenants to screen. If they all pass credit and rental history, you can disqualify the ones that don’t show up on time (will they pay rent on time?) or give off crazy cat person vibes. Just an extra step to help pick. And I’d recommend farming out the rental application someone who does that for a living. eta - rental history searches available on line. I use keycheck because it was associated with furnishedfinder.com and was easy. I’m assume there are many.

  9. Ready how? I mean what are you doing if you are renting long term. Did you have to do repairs? How much do you think it will rent for? What will your mortgage, taxes. Insurance, and prop management be? If you’re doing long term, either you or your property manager needs to meet every prospective tenant for a tour. Weed out a lot of people that way. Inspect the house every 6 months, start with 3 if you get a tenant you’re not sure about. “Oh I just ignored the drip” is a lot cheaper to fix after 3/6 months as opposed to 12-24 later when they move out.
  10. Had our first family restaurant eating inside outing since February of 2020. I’ve had many myself, but first time wife has been. Wife finally just left mask off after taking a few drinks of her water. She’s now on the countdown to Thursday to see if she gets covid. Will get all kinds of “the look” and tone if she wins the covid lottery. And she may never leave the house again.

  21. Thought this might be a good place to ask: What is the difference between a commercial and residential after the purchase (in Texas)? I know there are different loans, but are there different permitting / legal restrictions. And is there an easy place for the non lawyer to read up on it?
