  1. My pull-up tree that was also the kids climbing tree in the backyard took a hit during that higher wind cold front we had in October last year. Wife got me a power tower (pull-ups, dips, ab leg lift movement). Finally out it together today. Might not be able to lift my arms tomorrow! Is nice to have a quick way to go do pull-ups again
  2. Not sure if this is the right place, but we just got an HSA option at work and we have the option to invest if we want. Our options are vsiax, vbmpx, vttsx (2060 target date), vigix, and vftax. I know nothing about these other than the 1/5/10/life are all over 18% for the last one, and only vigix and vsiax are close to that. Any advice?
  3. If they’re still pulling the cast together, we don’t get the series until mid 2023 at best, correct?
  4. On Bolivar - either septic or tie in to the sewer line run by some company. It’s a small lot, and that close to beach requires aerobic system, so we’re going to tie in to sewer line. Being so flat, requires a grinder pump. The compound has a sewer line running down the middle (rectangle shape, road down the middle long way). There were actually 3 RVs at one point with at least 2 sewer tie ins. I’m hoping I can reuse at least those 2. Since RVs use so much less water, I’m hoping they’ll let me put 2-3 rvs per sewer tie in.

In order of purchase starting 2018: 1 duplex that cash flows well, 1 2 bdrm that I Airbnb Str but am moving toward nurse finder medium term for non summer, a 4 bdrm Airbnb, and a…um…property that is a “handyman special” that has a triplex, 1-1, and 3-1 on it. Only the 3-1 is currently livable, and in addition to fixing up the other 2 buildings were going to add 6-10 rv spots. We also have an empty lot on Bolivar fairly close to the beach we bought just before the compound that we’re going to toss and rv pad on to rent. edit to add - the 2 bdrm didn’t cash flow well until this year when we got a nurse in there for about 5 months at a higher rate than we could long term it for. So between that and the summer months it has been a good 12 months. The appreciation has been great though - bought it for 85, put in about 20, appraised last month for 240. The 4 bdrm only breaks even, but a similar story on the appreciation.
  6. Posted a job for trench job on Facebook and Craigslist. Nothing but scam / bots from CL. Got a couple interesting applications local from FB. Picked one for $400 said he was going to hand dig it. Got another message from someone new today - guy I'm paying $400 subbed it out for $150 to someone else on Facebook! And he didn't pay him. I'm staying out of it
  7. What are you curious to hear? It’s my side hobby/long term retirement, but my experience so far is 1) if you want cash flow look at 2-4plex 2) if you want (hope for) long term appreciation look at single family and 3) if you aren’t buying a property that you are planning on doing work to to increase the value, all you’re doing is investing, and it would probably be easier to buy reis

  9. Chips and salsa are my kryptonite. I’ll eat 2-4 baskets by myself before food come out with tons of salt added. Won’t be able to get my ring on/off by the time I’m done. Not even hungry when my food comes out, but I eat it and another basket or 2 of chips
  10. There is time, but do you want to see that story told with cgi Luke or someone besides mark hamil playing the character? I’m not sure I want to see that. re Disney making all the money: Shang Chi did really well considering how poorly theatres were doing (broke memorial weekend record?) Spider-Man still made a billion dollars despite people getting sick left and right. Theaters aren’t dead, and Disney will continue to make back on some combo of box office, $30 premium probably after 30 or 45 days that they don’t split with theaters, and monthly subscriptions as long as they continue to put out good entertaining shows.
  11. Squats with any or no weight are great for you. But do watch out for your knee. Maybe try getting a brace that you can Velcro on before you start. And nothing wrong with high rep light weight dumbbell work, although I might be concerned doing that high reps on curls since the bis are so much smaller. Maybe some of the older guys can speak better toward that.
  12. No issues with the stationary bike the morning after about 5 minutes. Easy ride for 35 minutes burns about twice as many calories as compared to walking that same time. Ice and Advil after finishing and what little pain I had was gone.

  15. Managed to do 10 body weight squats before the inside of my knee had enough. Much progress. I think I can start on the stationary bike again. Hopefully be able to up my cardio intensity this weekend. Been averaging right at 1700 cals a day with my 1500 weekday/whatever weekend since 1/1. I’m only down about 3 lbs, but pants are already a little more loose.

  21. I agree, that’s what I include in the list of drawbacks. Don’t you have the same thing with association feeds with condos? And you still pay property taxes.
  22. @DFWTexEx So why not just get an apartment? Condos have never made sense to me. Seems like you get the drawbacks of owning a house and renting at the same time.
