  1. I’m not sure I understand. Why would we care if it is “illegal” or that we’re not allowed to shoot them down if we are facing destruction? Or do you just mean we haven’t worked on the technology because we agreed not to?
  2. Take it and use it as a down payment on a rental. They can fire you / lay you off whenever they want. They don’t have to give you that PTO you have accrued.
  3. Why would we block? Ramp production and make money selling it to everyone.
  4. And I was worried about framing out 3 800 sqft units. Thanks for making me feel better.
  5. Im glad I only have to buy lumber for my side job, but it still sucks. Please fix. Thanks in advance.
  6. I could have made so much money on that -$30 oil. If only I’d had enough inflatable pools, but those became impossible to get at the same time!
  7. At the start of the pandemic, I finally got my wife to watch xfiles. We binged all the originals in order over a 2-4 month period. Was really strange blowing through something like that that I had initially spent years watching, waiting for next week or next season. Was also weird watching people age before my eyes. Anyway, my wife fell in love with the show and with Gillian Anderson. But then we got to the first extra season. We watched 2 episodes (if already seen it). It just fell apart. Even rewatching the originals i was excited to watch the next. But the ‘new’ seasons were just awful. Hopefully Futurama does better.
  8. I didn’t know a thread existed but should have guessed. Glad shadow pointed it out to me, because i discovered XL. Shane is a beating, but it’s fun.
  9. Pre-pandemic, at least in Harris and Galveston most of what I saw was 65-80%. I don’t know what anything went for once pandemic hit, because even though I was watching the sales, property values were changing weekly it seemed. Right of redemption is 2 years on a homestead, 6 months otherwise. And there is a 25% fee to purchaser owed during first year, 50% in year 2. If you’ve got the money to throw down on the higher bid properties, you’re either going to keep the property or make a nice return.
  10. Lulz. Clear some people don’t deal with purchasing millions a year in raw materials to make other things. All of our inputs to our processes are near or over double. Packaging is up at least 50%, maybe more. Haven’t checked in a while. We had one chemical supplier tell us they couldn’t get us our normal strength acid, they could get us a lower strength (so we use more to make same thing) and we were going to have to pay normal price plus extra in shipping. That or we shut down 2 units. Electronics and most other parts are long lead time and expensive. It’s all a pain to deal with.
  11. Incorrect. Excess above owed plus fees go to previous owner. Not in Texas. Nope. Correct
  12. 7%. Not much. And with the price going up, it’s already started the process of bringing up our own supply.
  13. Looks like Houston/Pasadena at along 225 every 6-8 months.
  14. We hardly get anything from them as it is.
  15. So why didn’t he actually use it? Looked like there were still functioning tanks.
  16. Yeah, so I looked, and you’re not correct on this. Yes, they producers have to sell a show so they do invent some drama and chop it up. But they are naked. They do have to try to survive, and the dinghy fever and broken toes and all that are real. They give them a bit more medical treatment than they usually let on (ivs, vitamins, food if someone is near death - I’m sure this is required by insurance), and occasionally the contestants convince a random crew member to give them some food or they’ve actually stolen some. But they are living roughing it for 21 days naked.
  17. Back up on naked and afraid. I’m under the impression that is mostly not staged / scripted.
  18. There was no re-roofing work done today.
  19. How do you engage a cruise missile? Is it flying at a speed that a plane could shoot it down or someone on the ground could take it out?
  20. Started February off doing terrible eating and drinking. But I did increase my biking and jogging as my knee keeps feeling better (actually think my conditioning is more of a factor than my knee jogging now). Resetting on the drinking has helped too. I’ve had two 6 packs and a few whiskeys over more than 3 weeks. That used to be called Tuesday. Managed to have 3 weigh ins at 190-191, so I’ve actually made progress this month.
  21. Is there a moon on this hypothetical planet? If so, observe the shape of shadow during an eclipse. Constellations visible will change as you move north and south.
  22. I can’t switch things up or it gets too complicated. Can’t do protein shakes anymore. My m-f and sometimes weekend breakfast:
  23. So that’s not exactly the definition of cash flow. How much are your capex and repair costs? When you say note, are you including prop taxes and insurance? Maybe you have great tenants and low maintenance and that is your cash flow, but I’m betting it is actually lower than that. From my point, as an investment, if I’m buying a 440k property (your note), I’m going to want close to 6600/month. If you want to build wealth through RE I think you’d be money ahead selling and looking for multiple 2-4plex mf that you can use your $670k as down payment. Maybe mix in a SF home or 2 in an area you expect to appreciate. You live far away and aren’t returning for a while, at best. I’d sell. There are other mountains, right 😃
  24. This, but I need the 200 amp version https://www.homedepot.com/p/Milbank-100-Amp-4-Terminal-Position-Ringless-Overhead-Underground-Horn-Bypass-3-Position-Side-Wireway-Gang-Socket-R573-XL-KK-CECHA/306378560
