  1. their stuff is all on the garage wall next to the house. so it goes right into the crawl space. nothing goes through their garage slab.

  3. it’s a separate structure entirely. full disclosure. my main house was built in 1886 and the slab garage was in 2015ish. lol. that said my parents house is pier and beam with an attached garage built in the late 80s. it’s four steps down to a garage. crazy 80s monster that was designed by architects on a lot of coke, but never had any issues.
  4. team pier and beam here. no foundation issues and easy to update/move piping and electricity. my architecture prof at UT years ago told me foundations in a good chunk of texas were headaches waiting to happen
  5. i guess i’ll need to drive as far as needed since i want them to match (with reason). unless you can think of a model that looks close and has the same performance (or better) is 180 better than 60 or are they used in different situations? their webpage isn’t really clear (i’m obviously not the target audience) thanks for the help!
  6. ooo. this is good timing. it’s down in galveston. we are matching the current shingles (atlas stormmaster shake singles), which are supposedly good for 150 mph winds. that said. they asked what felt we wanted. after a quick google it seems we want synthetic, but no idea beyond that. here is what atlas offers for example do you have a recommendation? edit: looks like the place that claimed they had the shingles lied. furk. know of a good source? color is majestic shake. i don’t need a lot. not a huge addition.

  9. sound dampening question. we are putting an addition over our 1886 kitchen /den and would like to muffle the sound somewhat. it will be a nursery / boys room. any suggestions on how to dampen sound? i know we can’t get it soundproof, but like to be able to make it as quite up there as reasonably possible. i see home depot sells an impact sound proofing floor underlay. is that all i need? any other suggestions ?

  21. hate this idea and i never drive after drinking a single alcoholic beverage. all those technology examples are just leaving the door open for abuse / confusion. passively sampling air? what if you shithead passenger is shit faced? what if someone spilt beer on you earlier? cameras looking for signs of drunkness? what if you are a stroke survivor or have random face / eye issue? hell, it’s been proven that facial recognition has issues with BIPOCs. do you really trust it not to passively discriminate? what if it fucks up in an emergency situation? do you really want your car not staring due to thinking you a drunk while your new born is having medical emergency?

  23. that’s good to hear on the ducts. our lower unit is under the house as well and plan on replacing the ducts. our current ducts have some sweating, but nothing major. the main thing is that since it is open to the world is that there are some damages to the ductwork and leakage luckily since we have an open craw space (our basement was buried when they raised the house) and are above BFE we only pay around 650 for federal flood insurance (god bless the seawall). that said, since federal flood insurance only covers up to 250k in structural damage we also buy excess flood insurance which costs around 1.5k extra a year to insure the full value of the house. i have fears of a cat 5 just washing the house away and 250k would not get close to making me whole. All this is changing with fema 2.0 “equality in action” - laugh. so who knows what it will be like when i renew in august. what part of the island? i’ve been in lost bayou for about four years now. lived here long?
  24. hey neighbor. 1888 house here. curious about how this ended up. i just redid my upper-story unit and now about to redo the lower unit where the ducts are under the house (open craw space). what’s your home’s insulation like? any in the attic, walls, or floor? if so what kind? i have fiberglass in the attic and some walls. none in the floor, but i’m thinking about correctly that soon when i redo the ductwork.
