  3. Yeah the Summer has been brutal, I guess I am about to get this months bill. Thing is on autopay so while the price will be painful the emotional part will be less so. But yeah our unit runs basically all day unless we really run it up. I actually need to reroute a duct line from my master to the front of the house. As unit is unbalanced after we moved the unit into the attic. And then we moved the intake and the air in the back of the house gets more A?C cranking through there because of proximity to the return. I think it will be perfect once I add a smaller duct for the master and reroute the large duct to the front of the house that gets the least airflow. As far as the shutting down the vents, that not only doesn't work but promotes the growth of mold in the shut down vent's ductwork.

The sign made my mind jump back in time to either the 6 hour "American Experience" class or Pre-1865 art history, where I read about Jedediah "Strong" Smith journeyed across the American Wilderness. His real life was the inspiration of the bear attack you see on the movie screen where Leonardo Di Caprio gets mauled horrifically in "Revenant." Here is the description that was burned into my memory. After two weeks of rest, Smith resumed his duty as captain of the party. I might suggest that perhaps picking out some of the early explorers paths as perhaps a way to wander? A lot of the journeys are along Americas waterways, which the dogs will love.   7. First thing you do is buy a National Park Pass, so you have free admission to any of the National Parks. I am also immediately trying to put a loose itinerary together most likely centered around the ability to book reservations in National Parks. I am also immediately looking ahead to book in the Spring and Summer preferred RV spaces that fill up completely during the late Spring and all Summer. Pick something you like and use it as your guide! If you are a foodie, I might look for places visited on "Diners Drive Ins and Dives" to visit for example. Or Places where movies were shot or homes of actors if I was into entertainment. I might be looking at small music venues around the country as I like live music. Or the best dive bar in each state? Sounds like you most important criteria may be to find places that are dog friendly since you are gonna have two furry friends with you.

If you thought he was going to "win the election" before James Comey tossed a huge lifeline... you must have been talking to Roger Stone and Putin. 😉 History (assuming Trump does not win and end democracy and honest history in the US) will show that Russia did indeed have a large role in swinging the election to Trump. Jared Kushner post election poo-pooed the idea that " a few facebook ads" could influence the election. Then Trump put more money and more money as a percentage of election advertising into Facebook advertising. Trump of course pardoned his fellow treasonous co-conspirators in Stone and his campaign manager, Paul Manafort that gave Trump internal polling data to a Russian agent. Perhaps history will tell the true tale of Trump's treasonous actions. I think his seditious actions will be proven in court. But there is a high chance of dishonesty in the juror pool, that could produce jury nulification.
  9. Had a bit of crab left over from the crab cakes with the trout. So I decided to take a little crab, mayo, creole seasoning stirred it up and piled it onto an avocado. Similar to a stuffed avocado you might get at a at a Tex-Mex place except not entirely beaded and deep fried. But for a use up the last of an ingredient for lunch, I thought it turned out pretty good. Tasty and super simple. I lazily just poured panko over the top and patted onto the crab. I should have simply taken a second and melted the butter and stirred it into some panko and then capped the crab with the buttered bread crumbs. Then the golden brown would have been consistent. Using some of the wife's Remoulde sauce... did not suck!

    Guns don't kill people! Three year olds kill people! This sort of story sadly hits close to home. I would have cousin a couple years older but he was killed by a careless police officer. The officer left his gun on a coffee table and the young child picked it up. The officer walked in, and told my cousin to "drop it!" He did, and it discharged into his chest. Really did a number on my Aunt, and she and he husband divorced a couple years later. I never knew the story when I was young, but it's a sad one. Nothing happened to the officer. I hope he saw my cousin's face every single night...
  11. Seems like the longer time goes on the more my saying seems to ring true. "Not all Republicans are racist. But most racists are Republican." I wonder what the real percentage is? You have so many Republicans who honestly believe they are not racist, when they are racist as hell. I have always found that ability to self-convince fascinating. It's as if the label is the bad thing, not the repeated actions.
  12. All valid, but my statement is that commercial is often undertaxed, relative to the only true market value there is, sale price. A single sale does not completely alter the appraisal market because it could very well be an outlier. But what you tend to see over time is very large commercial sales, that indicate that the property has been grossly under-appraised in value. I simply state that the relief for commercial property is not on par with the need for homeowner relief. As the average homeowner doesn't (can't) annually employ attorneys and appraisers to reduce their property's taxable value. Homeowners also do not benefit from the non-disclosure of sales price, another benefit that class does not enjoy. While one sale does not make a market, a sale of a specific property indicates the value of that property at a point in time. IN my example $108 million sale when the value was pegged at $30 million less than the sales price for the coming year's appraisal. Whereas homeowners are taxed much, much closer to actual value, and often are taxed above value which is the case for a lot of folks after the crazy run up of 2021. Commercial is generally undertaxed. Especially the largest commercial properties. IF commercial property was taxed closer to actual value there would be a lot more money in the state coffers, and thus not as great a need to shift that under-taxation onto the backs of homeowners.

    Another listless performance and the loss that we deserved last game. Cowell was not near the spark as a starter, as he was off the bench. So maybe fresh legs were a lot of that prior spark. Still like Ferreira in that he take the shot at the first touch possible. Like I said in a prior post that is why true strikers should endlessly practice half and full volleys, as those are often the only touches a striker may get near the goal. Anyhow disappointing to see the continual lack of urgency, especially when you so often see a quick equalizing goal, after falling behind. To me that shows the general lack of intensity. I will give them a little break on the back to back overtime games, but hell that's why you fucking come out with intensity! So you don't have to play 120 minutes listlessly to face penalty kicks. Crap effort.
  14. So what is you thoughts on the appraised value of $78M after a $108M sale? I was wondering why you didn't address the most obvious and current valuation, instead focusing only on the faulty on? I think the answer is pretty obvious, because it is so easy to see the property being grossly undervalued. Or are you so silly to asert tht the leaseback provision has a value of roughly $30 million dollars? I will happily admit the $29 million is inaccurate and incomplete. But why the $30 million difference in a sale price and appraised value? You also assert the benefits of rich commercial property owners to appeal their values. Which is their right, and the fact that Texas specifically allows the shielding of values is specific to keeping the taxable values BELOW the actual values. Nothing more nothing less. But really Bluto, Explain the $30 million difference in appraised value vs actual value? This should be fun... 😉
  15. Here is the first one I googled as I said in PM. 1000 Red River in Austin Teacher retirement system building. Sold for $108 million with it was appraised for $29 Million at the time of the sale. Even after the sale for $108 in October 2022, it is today only appraised at $78 million. So I feel pretty comfy with my assertion.   17. So commercial property folks now get a 20% cap. Along with the wonderful gift of not having to disclose sale prices in Texas to keep their taxes low to begin with. Of course homeowners sale prices are nearly universally disclosed because of the MLS. When you see the Appraised values of commercial real estate when the prices are disclosed, the problem is NOT that commercial property owners need relief. They are already largely getting it by paying now where near the actual value of their holdings. And yes tax cuts are always good, and there is always a place in the education system to make additional cuts to pay for the tax cuts. This is just that on steroids, and of course we have shit teacher pay, and even shittier teacher retirement for our brave rural white leaders to hand their hats on! Ye Ha! Super cool how millionaires can buy a couple pregnant cows and avoid real estate taxes on their lavish compounds with an ag exemption. So that city folks can ship money to the rural areas of these holding of largess, to pay for that millionaire tax savings. Robin Hood, is just trying to rob the hood (cities) to pay for the lack of proper taxation where the rich are robbin' the tax accessor and school districts.

  21. I don't think this has to be viewed at all as punishing a red state, it's simply acknowledging that the Senator from Alabama is hurting our military readiness because of petty politics. Since Senator Tubberville has made it clear that he is adversarial to the military, so for the first time we give military members the specific option NOT to go to states that infringe upon the rights granted in their home states. This might actually help Alabama, as the number of white racist military members would love to spend time in Alabama. The rest of the military? Not so much. Simply allow military members to redline Alabama. As well as of course eliminate any future expansion of presence. And politically who gives a fuck if Biden pisses off the whole state of Alabama. Alabama is nothing more than a welfare dependent, on the federal tax titty. Without receiving far more tax dollars than they put in, Alabama would be a ghost town. Literally.

  23. Since Coach Tubberville has decided to stall military promotions perhaps now would be a time to simply announce the reduction of military presence in Alabama. There is no reasoning with folks like Tubberville, so why not simply say as a direct result of Tubberville's interference and desire to not have as large a military presence in Alabama. Just have Biden be direct about it. If Tommy Tubberville does not want to have any military promotions, there is no need for such a large force presence in Alabama.     Another sloppy ass game, without any damn sense of urgency, until Canada ties us up. We certainly had some chances earlier in the game but there was not the consistent build up in Canada's half of the field. It's a lot easier to do the sort of marking in the middle that Canada was doing so effectively when you fail to put the defense actually on defense with pressing and relentless offensive attacks. Disappointing game in execution, but sometimes you pull one out of your ass, and this is a game honestly we probably should have lost. Turner takes the pressure off the first take miss of "The Cincinnati Kid" that sailed over the top bar with that little lean back that fucks the take. Again great teachable moments, clogging the middle anticipating the cross is all well and good, but every time I see the ball roll harmlessly across the face and past the far sideline, I always whisper the same thing to myself, "backside!" Basically just bend your run slightly away from the goal when you are on the far side of the cross. The defender nearly always tends to drift inside anticipating your move to the middle, and that little bend away creates more space and thus more opportunity to create a good shot. Anyhow that's the soap box I will stand upon until I die. That and put your crosses on the penalty spot depth, to make the keeper's decision making a lot, lot tougher to come out and attack the ball. The one catalyst the last two matches? Cowell. The kid is raw but he has the killer instinct and size to make him menacing to the defense. I think it's hard to argue that any US player provided a greater spark to the offense. Now this is not to say he needs to give up the ball with the easy pass, rather than the thunderous shot in traffic, but that's where experience comes in. He's not a starter yet, and probably won't be this cycle unless bad things happen, but the kid has provided a spark off the bench. Again is it the fresh legs? Could be, but hard to point to a more impactful sub for the team right now. Avoided a bullet in a poorly played game. A game we needed to win desperately to give the younger kids more true high level experience. But damn the sense of urgency completely sucked.
