  1. Actually, I would love to coach again. Went out to T&C to see the semis of a Lonestar tournament last weekend. I do not miss hearing the fucking dumb ass parents on the sidelines thinking they are assistant coaches, that is, as always, an easy observation. It would be really fun to take a young U9-U10 team and turn them into bad asses. Or better yet ,help some younger coach to that, and take all the glory. THANK YOU for COACHING!!!

  3. Here's the problem. Some folks SEEK out news that is in a minority position because it supports their PREDETERMINED opinion. Also what country's flag is on the left. Didn't recognize it, and the name of the country in that study wasn't mentioned in my scan of the article. ONS statistician said the results may be because of waning vaccine immunity In other words the very basis of the assumption that Satoshi put forward is undermined in the top line of the article. I guess I could go into the severity of the disease in non-vacinated folks but like Ron White said, you can't fix stupid. So if you don't die, your immunity is as good as the fading immunity of a vaccine... but the vaccine as it wanes will still protect you from death. Unvaccinated... not so much.
  4. TECH SUCKS!!!! In cars. IF you hang onto your cars for more than a year or two. I specifically bought a more stripped down 2020 Silverado to NOT have all the whistles and bells because I plan to keep the car for a while. Unfortunately I had a brief black out on my console touch screen yesterday. Seemed like it went off and then rebooted. I have only put on like 13K miles in the last year, so the miles are low. Then I got some legal mailing related to electrical issues on the 2019 and 2020 Silverados. I was at Capitol Chevrolet yesterday getting service and the number of cars on the lot was ridiculously thin. So I don't see prices drifting down anytime soon. Hell I thrilled as a mofo that I was able to pick up the truck I wanted at a great price at the end of August last year via a price match below my employee discounted price I can get. I just got into an accident yesterday, and I know that finding parts for 2020/2021 cars is also a big supply chain issue. Thankfully it was a minor wreck with very light damage to my car.

It still blows my mind that the GOP has lurched so far to the extreme right in the Primary process that a sitting Governor of Texas would prefer to increase the death rate, hospitalization rate, and long term debilitation of the citizenry of the state our of fear of not being extreme enough to survive a GOP primary. Let that soak in a second... Dead people, are PREFERRED to following science! Oh well onto the "real" GOP issues, attacking transgender children, making sure white racist's children don'd feel bad about their racist families, ignoring the largest Government designed citizen kill in Texas with Abbott's ERCOT, ignoring the endless abuse of foster children on Abbott' watch. In other words The GOP simply does not solve problems, it creates new crisis instead of problem solving. The good news for Abbott is liberal ass Austin is such an economic engine for the State that the Gov can point to the place he hates most as "his" greatest success!
  6. I take a more nuanced view of Powell's stain. WITHOUT Powell's reputation Cheney knew there was no way to sell attacking a country that simply did not attack us. I could cynically mention that Halliburton was about to shit the bed and make Cheney's a LOT less wealthy, but I believe it was mostly arrogance. I think Cheney and Rumsfeld honestly believed they could reshape the Middle East. They fed Powell a lot of VERY questionable intelligence (when talking about going to war and burning a couple trillion) and Powell and his vastly superior reputation sold the fallacy to the world. I think a lot of what he did was simply following chain of command. Overall I think you can say that Powell was honorable man, who was duped, and admitted as much. He pointed out the early rise of re-surging racism with the baseless attacks launched by folks like Trump and gleefully embraced by folks like McConnell against Obama. Powell stood and told the truth on the unAmerican drift his party was taking. Something he always knew was there but that he felt had hopefully passed by. Ultimately I view Powell as a principled man who served his country. Which used to be considered a fine legacy by nearly everyone.
  7. It is still amazing to me to see so many people simply toss out all scientific data and clear antidotal evidence in a clear preference for STUPIDITY! Like Ron White said you "can't fix stupid." ESPECIALLY when a certain segment of our society now believes more lies than truths.
  8. I just tell the truth if I am called. I do say that I don't necessarily believe that the police are more honest than the average citizen. I usually mention being assaulted by an off duty DPS officer. Saw him put in handcuffs, and hauled away, only to be released around the corner... Last jury I was nearly impaneled on was 30 years ago. I was lucky and had a higher number. But I recognized one of the defendants... So I sat in to hear the beginning of the case. The dude I recognized had slicked back hair and looked sort of rough... It was Jimmy Vaughn! The Fabulous Thunderbirds were being sued by and old bandmate... Old bandmate lost as I read later.
  9. I think the main thing the loss did was get those that anger easily get really angry. I was sitting there going, "I like to be ahead, but I don't like getting up this much, this easily, in a rivalry that I expected to be close. Seen it before, the kids simply think they have "won" way the fuck before the game is over. By the time the panic sets in, the lead has evaporated due to less than top intensity play. Sucks, and it happens to coaches every weekend. I would love to say we win out, and come back and beat OU in the Championship. But I am usually not a winner on 7 team parlays. Possible for sure, but this weekend is gonna let us all see what this team is made of. Interestingly while most of the abuse has been heaped upon the defense, I tend to give a bit more blame than most to the Offense. Defense made some plays early and we got out to a huge lead. Hell if the offense holds serve ONLY putting up field goals to OU TD's we win the damn game. Instead we do not sustain drives and out defense gets more and more fatigued while at the same time we lose the emotional energy. OU pulled a couple of plays right out of their ass on some hail marys that were barely, barely completions. SOMETIMES the other guys are pretty good and make plays too! What I wish I would have seen would have been the offense be able to sustain drives and eat clock. Instead the first have is like 2/3 of a regular game. Plenty of blame to go around. I also think it's hilarious that we play a top 5 team until the final seconds and we drop two spots in the polls. Oh well the SEC will help us with that anomoly over time. Hope we bounce back and pop OSU this weekend, as if we do, that 7 team parlay might just be in play!
  10. The price of lumber has skyrocketed and then receded some in the last 18 months. I would imagine somewhere in that lumber supply chain somebody is taking that extra margin.
  11. I have a 3/4 inch line, so I think I am good there. But THIS is exactly the sort of reason I post shit like this here. It is something I might not have thought about until late in the decision making process. I live in Austin so the water temp is not warm, but not cold except when there is no power in the entire state...
  12. One other thing I thought about, which might be a lever to close the deal. When they counter lower, simply ask. "So that's the price you would sell it to me for?" Then shut the fuck up!!!! Let them ponder whether their low offer is worth the risk of you agreeing to their price, and you acquiring it from THEM. You also need to include the potential future cash flow from the timber as part of the price. As the timber might actually pay for the purchase over time, from the figures you were quoting it seemed a possibility.
  13. My current 50? gallon water heater still looks new. I think I wanted the space as much as anything for closet space or to move the washer/dryer indoors. Dropping the $1600 plus probably is not as smart as simply flipping the water heater to the other side of the wall and spend a little more with the plumber. Thanks for the replies and especially the comments about the need for electricity to run during power outages.
  14. The land is more valuable to them than you. As it consolidates more acreage (especially if adjoining?) It's stupid for EITHER OF YOU to leave $100K on the table. FMV can truly only be established if the property is placed upon the market. You family doesn't want to compete on the open market, and you don't want to "get skinned." AND you are willing to try and play nice and keep it in the family. The fact of the matter is the land is a LOT more valuable to them than you, simply because they use it. If it's adjoining then it adds value to all the rest of their acreage that is contiguous. So the reality is the land is more valuable to them then probably the FMV. But you are not trying to "skin them" either. DO YOUR OWN APPRAISAL! This will be the most recent and hopefully the most accurate. It's most likely to be higher than even the new higher appraisal your cousin was sheepish about. The odds are you will be asked to sell to them below market. Do you want to? There are transactional costs, and there is no guarantee the land will sell instantly if placed upon the market. IDEALLY your appraisal will come in pretty close to your Cousin's appraisal and then you can indeed "split the difference" and come to a fair price. Again it is important to remember that they actually use the land, so it's more valuable to them. It also appears as if the land is only going upward in value.Would you be pissed if you sold it below value and they turned around and made a killing selling it a couple years from now? In the end, IF you want to get true FMV by putting the property on the market you could always giver them an option to buy at a predetermined price already negotiated. But you may find your RE agent isn't as excited to list the property. They probably don't want to sell because of the value the land currently has to your cousins, via their use of it. For you it's just a cashflow vehicle. Ultimately if they want the land THEY need to come up with an offer number. Then you refuse or accept. Get the newest appraisal and go from there.
  15. I am seriously thinking of spending the cash and replacing a relatively new Water heater (6 years old) with a natural gas tankless unit. First off I have a CHOICE of whether to put the unit indoors or outdoors. But aesthetically the finished look would likely be nicer if I buy an indoor unit. The best installation point to take advantage of existing gas and water lines would allow for indoor or outdoor installation. How would you/ did you protect an outside unit from freezes like we saw last year? Or is it even possible with the necessary venting? Currently I have a closet in the hallway that houses both the hater heater and the air handler for the air conditioning. I probably normally would not even consider this, but I am 95% sure I am going to bite off the cost to move the sir conditioner into the attic. Around $4250 is my bottom line here, but it's motivated from the shitty design of my house and placement of existing AC that did not allow me to replace the ductwork with the current placement. But with the air handling unit out of the closet, the appeal of the removal of the large water heater is now I would have a large closet area where I could move the washer and dryer from the garage into the house. But adding another $1000 - $2000 with a tankless heater for the additional space is only really justified if I can use the closet for new washer placement. Though tearing out the wall and insulating the water pipes, is also something I think about as these lines did freeze in the snowpocolypse as they are in a currently uninsulated wall. So how big a unit do I need? I see ready availability of the $1000, 6.6 gpm heaters, and the $1400-$1700 units with 9.5 gpm units. It's really just the wife and me now, so the most we might ever have running would be a shower and dishwasher or washing maching going at the same time. With the possibility of an additional faucet running. Do you think I can get by with the 6.6 gpm unit or would I need the additional capacity? My plan is to time how long it takes to fill up a 5 gallon bucket in the tub today to see how much water comes out of a spigot. I may try to fill two buckets in each shower to see what "max" capacity in a minute is? I KNOW I have high pressure, 90 psi. I have not done enough research and don't have the time right now, so PLEASE Surly learn me on this stuff. My guess is the flow will be such that I will want the 9.5 gallon more expensive units. Simply as I will hate myself if I "ALMOST" got endless hot water. ALSO - recirculating pump or just wait for the water to get there? I did see the electric tankless post, but I would only go natural gas. So thanks in advance.

  17. I was at both those Springsteen Shows. I think the Houston show was better for me simply as my expectations were far exceeded. A girl asked me to go in Galveston earlier in the day, glad I said yes! Think I saw him in Houston at the Summit in '79, ( first row upper deck) when he came out with his Christmas "Santa Claus is Coming to town" hit. Oddly enough I saw Christopher Cross two years earlier in August or September of '79, as the band for a welcome part at Dobie. He had just released his album as I recall. Too many to list right now. I worked at Club Foot a couple years and knew bartenders at most of the live music venues. Highlights would likely be the multiple times I saw SRV, along with U2 and Billy Idol at Club Foot. Van Halen in '78 is in the mix as well. Spoon at Continental Club a couple years ago was pretty killer too.
  18. What is the goal? I had a gap year... or gap semester after I put up a .95 after I stopped attending class completely. You want them to want to go to college and they are not interested? Sign them up to work with the guys that re-tar rooftops in Houston. That is what I personally used to motivate me. When I got disillusioned. The single biggest fuck up they can do is go off to college and destroy their GPA, before they even know what they want to do. THAT was my fear for my youngest. I forced her to go to ACC and take a light load and work. At first she sort of gave a shit, but not really. She could make A's and was content for B's without much effort with an occasional blow off 1st test C, to add to the mix. I have little doubt she would have flunked out if I sent her away. When she wanted to go to schools it was "because so and so is going there." To me that's a monster red flag. What do you want to do???? Until you know that how can you even choose a school that would fit for your future desires. If GPA was not so important as an admission factor I would say fuck it, go party and you can fix it later. But you can't. For her ACC worked out great. In fact she has chosen to stay in their Nursing Program rather than go to other nursing programs. But she's motivated now, and sees her future. Again I ask, what is the goal? I honestly would likely never support a true Gap year. The sort of Gap you most of the folks I knew got was a shit ton of manual labor that made your WANT to go to school to not do that shit the rest of your life. Whether is was surveying, oil rigs, building houses or whatever. I think for a kid to hold down a real job is a biggie. I greatly prefer upper end retail, to any service industry job for learning how to show up, and deal with people both good and bad. Work experience to me is where a lot of that "what do I want to do with my life" occurs. It happens at school too, but hands on work experience cannot be replaced. I know kids that graduate college with advanced degrees that never really worked at all. They simply do not have the people skills (in general) dealing with confrontation effectively. Work retail or service industry and you learn how to keep your cool in stressful and uncomfortable situations. I would have him do some volunteer work or get a job, and take a few classes at ACC or whatever community college. Who gives a fuck if your Gov and English are at ACC or SMU if you are not certain of you path? Just notch some credits cheaply and expand you horizons with work and/or volunteer experience. Lot's of folks need to see bad shit, before they realize how good they have it. For me a summer of selling Newspapers door to door as a 15 year old in some of the roughest areas in Houston changed me, forever. At least from a compassion perspective. I never knew people could live like that. I also think that volunteering and helping others is a great way to build self-esteem and a sense of worth. PS - I also think that too many kids get pushed into college that really are not that interested. Or not academically inclined, even worse. Their parents would be better off having them learn a trade and investing in their business. The only thing that fucks school potential up is... a bad GPA.

Might already be snatched up, but with my house destroyed from flooding after my last weeklong visit in July, the reconstruction process is just weighing on us too much to really relax at this point.
