  1. The roof layout/structure is my biggest concern. Crossed my mind, but there are a few houses in the ‘hood with forward-facing garages. Is this usually lot-specific, or more of an HOA thing?
  2. Just bought a flip in "North Lake Highlands" that we intend to keep for a long time, but the garage situation desperately needs an overhaul. It's a 2-car that is oriented transversely on the side of the house for curb aesthetic, but the single-lane driveway doesn't offer much maneuvering room to park both vehicles; my wife (no pics) will likely take out the neighbor's retaining wall on her first attempt. I also want a 3rd stall. The desired outcome would be to functionally rotate the garage 90 degrees so it opens to the street, add 3rd stall inline with existing driveway, and widen driveway (at least partially) to access the first two stalls. Based on my non-expert review of the lot survey and existing structure, this should be doable if I'm willing to sacrifice some of my front yard. And as a bonus, to simplify the required roofline revision, I'd likely gain ~160sf for an office or expanded living area ahead of the 3rd car. Given the absurdity of construction materials and services right now, this is probably a project for next year or beyond, but trying to do a little due diligence up front. Does this seem reasonable, or am I an idoit who just bought a shitty house? What can I expect this to cost, and where would I start the process (any specific DFW recs?)? Thanks in advance.

Yeah, of all the houses we've looked at throughout this process, that was one of the few where I felt reasonably confident about the appraisal...but even still, their last tax assessment was $100k less than listing with no fresh updates, so I held back a bit in the name of self-preservation. Congrats to your wife.

A year's worth of handjobs, or what? jk We could handle a mortgage at the level they closed, but we're cash-limited so the appraisal would've had to hit within 5-10% for closing cost considerations, 80/20, etc....we offered what we could and wife attached a heartfelt letter, but c'est la vie. I've heard stories of people including pizza from their family restaurant for a year, Cowboys season tickets, and random other shit, but unfortunately we're lame and didn't have anything cool to add to our offers. We ended up with a lesser house (though fully renovated) in a lesser area, but even still only had our bid selected because the flipper was a family guy and liked our letter. Close on Tuesday, ready to be done with this shit...so I can do it again in five years when we outgrow this one. FML.

  9. I work at 183 & 360 and wife works across from Klyde Warren, so theoretically I could make her commute miserable...but then she'd make my life miserable. With the location of area private schools and grandparents added in, we're primarily looking along the Tollway corridor (though I refuse to go north of 121). Naturally, that means $600k+ for an updated 4BR, which (being Surly 99%) doesn't leave much ability to win a bidding war. We're admittedly making it more difficult for ourselves, but six months ago it wouldn't have been difficult at all...
  10. Just lost out on a house in Plano, we offered 10% over asking price (which was already high) and waived appraisal. 20+ offers, winner was "substantially higher" with "impressive terms." I'm so fucking over this shit...the worst part is I know I'm going to end up overpaying for a house I don't want, just to have a place to live.
  11. Yeah, we didn’t get it, they had multiple offers over $650k list (we were slightly below)...a generous appraisal will likely be $575-600k due to local comps, which is a smooth $200k cash at closing. Too rich for my blood.
  12. I mean, yeah, inspection is still in play, assuming they find something...but we’re not really looking for an out, in case that was unclear. Issue is that we’re not Surly 1%, so I have to cap our offer at XYZ in case I need an extra $50-100k cash at closing. If that offer isn’t strong enough and they select someone else’s, we’ll move on to the next one.
  13. Any appraisers up in this piece? Finally found a house we really like (Far North Dallas), but the seller is requiring an appraisal waiver on all offers and I'm trying to decide how much cash (and lube) I'll need to have on-hand. It's a nice flip, but they stopped short of a full reno and list price is already at least $40/sf higher than local comps. We want to submit a strong offer thanks to this market insanity, but my liquidity is finite, unfortunately. Can PM the details if necessary.

  17. To be fair I didn't attempt any with NK/IBRX, but saw the same [numbers] ticker substitution for a couple days. I recall folks saying they had to call their broker for trades during the TSNP/D action.
  18. Same thing happened during the TSNP name change..price spiked while half the retail investors were unable to trade it, then returned to pre-change levels once everything settled. Sucks, but is what it is.
