  1. I don't understand why anything is calculated off of gross. If you're not taking it home, how is it relevant income? I agree completely and edited to add the same thing while you were responding.
  2. 28% of gross income for housing and 36% of gross income for total debt payments. Gross is the kicker here, if you’re making $100,000 it’s saying you can afford $2,333/month in housing ($28,000/12). I could see the 28/36 numbers being semi reasonable calculated off of a net income . My mortgage is my only debt so the calculators run up my possible payment to the 36% of gross which equates to 62% of my take home. Even using the reduced 28% rule it’s still whacking 49% of my take home. 🤯🤮
  3. My P&I is 8-10% and taxes and insurance 6-8%. I have friends looking at 7 figure homes. They are a couple years older but I couldn’t imagine stretching that far. Honestly if I could find a way to downsize and still get most of my boxes checked I’d do it in a heartbeat. I’ve quit viewing houses as an investment and see them as an expense with a very illiquid exit option.
  4. I was curious what the calculators would tell me I could afford as a home payment. Calculators said I was good with a payment that was 62.5% of my take home. I hope I love the house because I couldn’t afford to do anything else. My current payment is 16.7% of take home and I don’t even like that.
  5. You run in the 20s? Or just crosstrain/HIIT? I’ve done short ¼-1 mile runs as part of workouts nothing for real distance. If you can run in MT10 I don’t think the 20s would be much different. They just have a bit of a slicker sole versus the trail sole on the 10s.
  6. I have one of the old original MT10 that I loved. For the past few years I’ve been using the Minimus 20 and have been very happy. My other workout shoes are Inov8 235. I’ve been happy with both for lifting, HIIT and some short light runs. I may be an outlier since I did my first half marathon in the old MT10s.

  12. I’m pretty damn happy with my Raptor. Only concerns would be if I had lots of city use or parking garages. I currently use my ‘04 Jeep if I expect tight quarters. Before the Raptor my low back would start knotting up about 3 hours into a trip, I went 6 hours in it with no pain.

  14. Stick and brick or brick veneer with shingles on a metal building is required by the HOA. We considered moving to get out of the HOA or into a looser one but are having a hard time finding anything that checks as many boxes as our current residence. I’m also thinking that by the time I paid all of the relator fees and closing cost I could cover the cost of the building and check off one of the last big wants at this house.
  15. We’re discussing building an extra garage to get some more space. If you have built one or have one I’m looking for any advice and tips on what you like or don’t like about yours. Size, layouts, door setups, etc... Main use will be to move our mower, lawn equipment and tools out of our third spot to get the extra Jeep in the garage. I may use it for some light car projects from time to time when the weather sucks. There is a possibility we move our gym from the house to the new garage but that is low. Also a chance I’ll need it for another car in the future. Currently I’m thinking 24x24 with a double garage door and a walk through. I’m going back and forth if I should take it to 24x36 with a double and single garage door. I am planning on electricity but not plumbing due to the location of the septic. What am I missing or overlooking?

  19. We’ve been doing the same thing after getting rid of the digital clock on the cable box we’ve had for the past 20 years.
  20. We’re happy with our Fire Recast after a month or so of use. We screwed up and got the 500GB/2 Tuner version if we would have paid attention we would have went with the 1TB/4 Tuner. We are just using it on a single TV right now but I would assume it is multi TV capable with multiple Fire Sticks.

  22. I bought a 3” M60 Pro in December, there is a picture in here somewhere. I’d still like to get a M640 Pro. After that I have some wants for a M28 and something in 44 Special maybe a GP100. Id love a 44 Bulldog but I don’t quite trust Charter enough to put the cash down.
