  1. Your wife know what a teabag is?
  2. I pulled it outta your mom last night. No damages suffered.
  3. Another great opportunity for a bj. Wish I had one of these switches now... Me:turn switch off Her:babe, dishwasher’s broken! Me: I’ll get the tools out and fix that tomorrow, but you’ll owe me Her: so lucky to have you around! Me: Flip switch to on before she gets home. Her(later that night): sllllurpslurrp,
  4. How many housewives have answered the door ready to fuck?
  5. I had never seen the Randy Travis one. That. Was. Awesome.
  6. I do something like that every now and then just so I can get a blowjob later after she fucks it up. Totally worth the price of a roast.
  7. I know nothing about the fish/ski models. A deckboat maybe? In you price range, I’d suggest looking for used bowrider. I’d stay away from the bottom tier brands like Tahoe, bayliner. Look at some I/o cobalt, chaparral, regal, crownline boats. Go big on engine size and get the duoprop.
  8. I bet you could get a hell of a deal on the place. Maybe you should make chad an offer before realtors get involved and he has to spend money fixin it up?
  9. Muchos gracias everyone. Dr. Office said 1-3 weeks before surgery scheduled. Although I’m scared of the spinal injection, I am considering one, reluctantly, while I wait. Can anyone describe that procedure? How bad is it? Keep in mind I have to take a Xanax before I go to the dentist for a cleaning.
  10. Ha! You noticed I was up posting at 4am. Seriously, the lack of sleep from this shit is really wearing me down. It’s my understanding that after recovery, with laminectomy you basically get your old life back 100%.
  11. That is very nice to hear and result I’m hoping for.
  12. Just pain, I certainly have loss of function and movement because of it though. Dr did check if I still had strength in leg or experiencing any numbness/loss of feeling. I’m not experiencing problems with either of those at this point.
  13. 40yo. 6’ 200lbs. Should probably be about 185. Exercise pretty regularly and am active with golf and 3 kids. There was no injury that I can pinpoint, pain just gradually got worse over the course of about 6 weeks, culminating in me only being able to crawl around the floor and piss shit into a bucket for four days straight. Currently I can stand for about 5 minutes before sciatic pain forces me to lie down, sitting position is impossible.
  14. No to the stenosis. It’s the minimally invasive laminectomy. Yea, he recommended surgery. He did say the physical therapy and injections at pain doc are an option, but at some point he saw me throwing in the towel because of severity and location of herniation. After contemplating months of physical therapy, dealing with pain, and still have the herniation (not gonna go away with PT), verses immediate sciatic pain relief and removal of the herniated material with surgery, surgery seems like the pretty clear choice. Everything I’ve seen suggests the operation is pretty straightforward and usually successful. 90 minute outpatient procedure.
  15. Diagnosed with a pretty severely herniated disc in the lower lumbar region. I have severe sciatic pain in ass running all the way down leg to foot. Medrol pack followed by 5 days of prednisone did absolutely nothing for the pain, it actually got worse. Finally got my mri and appt with ortho spine surgeon. Have referral to physica therapy and pain doc while they are working with my insurance to approve/schedule laminectomy. Couple of questions for those who have been through this. Surgeon gave me gabapentin and that has significantly reduced my pain level. Should I even bother with physical therapy and pain doc and just hold out for the surgery? Not to mention I am scared shitless of needles and pain doc administering one to my spine is a fuck no. It is my understanding that physical therapy isn’t gonna make this herniation go away. It just might help mitigate the pain and make life bearable. Is this right? If so, what’s the point of it, just give me the knife and fix it. Right? Is an orthopedic surgeon who specializes in the spine the correct doc for this, or should I be talking to a neurosurgeon? I’ve had someone suggest this to me. Probably some other questions I can’t think of right now. Anyone else done this surgery with success would be nice to hear.
  16. This may have already been covered, but is it possible to get an older wakeboard boat set up with a good enough wave to wakesurf on. My kids are starting to bug me about it and the I/o chaparral and the tubes aren’t cutting it for them anymore. I’d rather not spen 100k on a new one, fucking ridiculous. If answer is yes, what are some boats I should be looking for? Anyone interested in a well cared for 09 chaparral 210ssi?
  17. The old fixtures were very simple and I just swapped out the bulbs for 3 watt 120volt led bulbs instead of the 50 watt 120volt halogens they once had. The new fixtures each have their own transformer attached and step the voltage down to 12 volts. My choice for those fixtures is either a 50watt 12volt halogen or a 6watt 12volt led.
  18. I’m considering some track light fixtures. It’s regular h type line voltage track. The current fixtures have all been replaced with 120v 3watt led lights. The new fixtures I’m looking at are low voltage fixtures that each have a transformer that steps line voltage down to 12v. The bulbs in the new fixtures can be changed to 12v led. My question regards the new fixture and its transformer. Would the lower voltage lights with transformer use same 3 watts of electricity if led bulbs were used, or is the energy usage also have something to do with the transformer?
  19. Commercial lease question. Texas. Retail space. Tenant installed track lighting. Do the track fixtures have to stay upon termination, or just the track? Track is affixed with screws and hardwired in. Fixtures are just snapped in to track and can be easily moved/removed. Thanks
  20. there is no such thing as Chuck E Cheese. It is Shobiz Pizza dammit
  21. Did electrician pull the breakers off and check panel bus bar? I’ve seen a couple panels where bus bar overheated for some reason and damged the breakers. Once the breakers heat too much, the contact point gets loose and problem slowly gets worse. I suspect you need a new panel. If you have a main to turn off power to the panel, it is very easy to pull the breakers off and inspect yourself. Don’t attempt if you don’t know how to kill power to your panel.
  22. There was a good all things landlord thread on the old board. I have one house that I rent on traditional monthly schedule and it s working out very well for past 5 years. I am considering purchasing a property with 3 existing 1bd/1ba units. I believe the property location is prime for making these vacation rentals. How would you go about running some hypothetical numbers/scenarios on the idea to get an idea of return before pulling the trigger? Anyone do vacation rentals as an investment?
  23. My offer was significantly below appraised value and seller agreed to the offer in large part because he won’t have to go through trouble of listing with an agent and paying the 6% commission. This land abuts property I already own and I want it badly. Appreciate the advice.
