Best spot in DFW?

This is literally the only non shit post from the last few pages. One could say, even, worth 9.95.
Except that it’s wrong. The plane in question landed at DFW at 3:55 on Thursday, not Friday. So unless Sark and Quinn had a sleepover, I don’t know if this is related to the story at all.

My family is from Falls City so I always root for the Beavers this time of year. However, death, taxes, and getting destroyed by Mart in the semis are the only guarantees in life.

While our recruiting season hasn’t been all that wonderful. We are not Oklahoma and that my friends is better than anything
The same could be said if ousux won 100 straight games and we lost 100 straight.

Any other year I'd be booking my hotel for the Bama game right now. But with this shit show, I think I'll just stay home and watch the Bud Dwyer suicide video on repeat.

I love how they put the date of the Big 12 championship on there lol

If the only choices are cal/Stanford or aggy, well I wouldn’t choose to be aggy.
I would never want to be aggy, but what's more important: football or everything else?

The recruiting battle of us vs. aggy is only going to tip further in their direction with the way enrollments are going. They have 70K students that view football on the same level as jizz jars and dead dogs. We have 50K students that came here to play school. Which alumni base is going to have more money to burn in NIL deals going forward? We're on our way to being Cal and Stanford.

Haha, couple thousand for an architect! @Longhorn_Fan68just sent you a bill for $1500 for answering your question.
Considering we just paid an architect $10K to design a 4400sf house that we're not even going to build anymore, $2k for a bedroom seems reasonable, but maybe I'm off here.

I mean, it's ALWAYS best to have drawings/plans of what you want to build - even if it's a sketch on a napkin. There are things, that if not thought out ahead of time, will be magnitudes more expensive to deal with if not anticipated and included in the initial cost. My mantra is it is always cheaper to figure it out on paper than it is to figure it out in the field.
Wrt to your project specifically, a few things to think about that jumped out at me immediately (assuming you're planning to build things to code):
- Depending on jurisdictional requirements, the conversion to a bedroom requires proper egress, both in the form of a code-compliant stair (as well as proper access to that stair) and window/door egress directly outside. the door into the bedroom might also be required to be a minimum width.
- Again, depending on where this house is and the specific jurisdictional requirements, you may have to upgrade the water tap to add a bathroom - check that before proceeding.
- Have an electrician check your service. A bedroom likely requires outlets more often than a theater room would. Make sure you have some circuits available to you
- Depending on the age of the home you may have to make any smoke and CO2 detectors be a hardwired system instead of standalone devices.
If I think of anything else I'll let you know. Good luck!
Thanks for the quick reply.
House was built in 2015. The theater room is upstairs along with 2 other bedrooms, and it already has a faux window on the outside that looks like it can easily be replaced (maybe?). I think the egress requirements will be met easily. My only concern is the plumbing really. The room already has a wet bar so in theory the plumbing is already there. There's also a bathroom on the other side of the wall. The project seems easy enough on paper which is why I was thinking foregoing an architect would be feasible, but I don't mind spending a couple extra thousand to make sure it's done right.

Architect, engineer then contractor in that order.l I would think. That’s the order you would build it in so seems like the same order for a renovation.
Follow up question of my own here...
We're about to close on our house this week and want to start renovations ASAP. This house has a theater room upstairs that we want to turn into a bedroom and add a bathroom inside as well. Is this project big enough that an architect is warranted or can we just go straight to a construction contractor? @Longhorn_Fan68

You can find something good and bad about practically every state besides Oklahoma. Ive been through Oklahoma numerous times. Thinking back here’s what sticks out the most to me: as previously stated- paintings on the interstate letting you know what one you’re on, a shit ton of love truck stops, the OKC bombing site and the water tower in Moore letting saying it’s home to Toby Keith
And what about the bad parts?

I like how everyone's saying Riley is a flawed coach and other coaches have figured out his system yet he's continually dragged his nuts across our face.

It's all hinged on Skyler Thompson being questionable but Vegas doesn't know our history with backup QBs obviouslyThis is another one that seems obvious to me. Is there some problem with K State that I don't know about? -
Added KSU+130 ML

This week:
Auburn -7 vs. USCe
WVU -2 vs. Texas
NCSt -11.5 vs. Cuse
Was going to bet KSU +1.5 vs. Baylor but I think KSU will get another point or two as the week goes on so I'm holding off.
2-1 last week, 32-20-1 for the season. Glad I didn't touch that Baylor-KSU game.
This week so far:
LSU +6.5 vs. aggy
OUsux +3.5 vs. OSU
KSt +1.5 vs. Texas (lol wut?)
